I would like to get some advice/opinion regarding APARTMENTS.  I am presently constructing an apartment near a university.   Problem is, there are so many dormitories arising nearby.  Competition is tough & becoming tougher.  I would greatly appreciate your comments because this is the first business I have.  

(1) What is the average rental fee for a small apartment nowadays? Mine is typical .. 2 bedrooms (on the 2nd floor) , 2 storeys, 30sqm, unfurnished, near a university ... say Cavite/Laguna area.
(2) Will I charge lesser? or more than dormitory rates??
(3) What are the usual problems encountered in managing apartments?
(4) Please share some strategies so I can pull this through in spite of the various dormitories nearby

The going rate usually depends on the location. Tingin ka ng classified ads sa diyaryo para may gauge ka.

Hello po I have an apartment for rent for almost a year na.. It is actually a house and lot that I have thru PAGIBIG housing loan program... It is located in Batangas and I have it rented at 3500 (the going rate there is 300o/mo) per month since I wont use pa naman... Mine is a bungalow type rowhouse..33 sq meters 2 bedrooms...

If you won't mind me giving tips to make your apartment for rent more attractiveis is to have a nice paint color yung "in" na color ng house ngayon.and also try to make the lightings better...ordinary incandescent lamps and flourescent lamps are good but pin lights appeal better having almost the same price.. since CFL ang bulbs ng pin lights..more efficient siya sa kuryente at the same time mas classy yung dating compared sa flourescent lamp..and isa pang importante which I have read from the net and proved on my aprtment is to take time to make your bathrroms and kitchen as attractive as you can coz it would really add up to the value and appeal of the house

hindi ako nagpaparent pero nagrerent ako dati nung college pa ako.. first things first,, dapat yung apartment is malinis, as is malinis yung kusina at bathroom. Tapos hindi sya dapat prone sa baha...Tapos ung mga kapit bahay dapat hindi maingay as in walang nagiinuman or walang mga tambay... hehehe,...

About your questions.... Here are some answers:

1. Kung 2-bedroom up, more or less 10k peso (depende sa amenities, location, etc)

2. again, price depends sa location, amenities, advantages ng apartment mo over dun sa katabing dormitories, etc..

3. syempre, paniningil sa rental fee, kawalan o kakontian ng nagrerenta sa apartment mo, maintenance expenses, employee expenses& related problems, sunog/unforeseen circumstances

4. as in any business, you have to accept na laging may competition. as long as merong demand for your business, maganda location, ok ang amenties ng apartment mo, secure ang paligid, at passionate ka, walang dahilan para d maging successful ang negosyo mo.

hello po..i hope matulunagn nyo ako...bec i have this lot and im planning to build an apartment...posible po ba na patayuan ng 6door apartment ito???up and down???to all the well experienced professionals in real estate or ung mga nakapag-patayo na???sana mabigyan nyo po ako ng advice.. :thankyou:

to nailbitter,ferrarieverest & rufoh...may tanong lang po ako...kc by next year im planning na ipatayo ko na ung 4 door apartments questions po are;

1.what are the thing s na dapat i consider when builiding up Apartments.(first apartments ko kc ito)

2.anong mga preparations including sa pagkuha ng mga tao ng mag-bibuild ng apartments.

3.ano po ang pwede nyong ibigay tips na makakatulong sa pag-papatayo nito...(ung pricing, materials, etc....)

architect dapat tawagan mo hindi kame.. pero simple lang naman yan di ba? i drawing mo sa papel then i divide mo into 6..

it's possible.  if up and down ang each unit, ang lot area will be around 30 sqm, which is ok na rin.   dito nga samin, ang 42 sqm na lot, nahati sa 2 houses.

rough estimate let's say @ 1.5 plot ratio x 210 sq.m = 315 gross floor area
315 divided by 6 units = 52.5 sq.m ( maybe 36 to 50 sq.m) per unit.

I don't see any problem here. You can even have as many units with independent entrances as you want, if you just build several floors on your lot of 210 sms.

If you build four floors then you can have three units for the first two floors and another three units for the second two floors.

All you have to do for the tenants of the upper units is to set up a common balcony for the three upper units and a stairs bridging the ground and the balcony, so that tenants on the upper units can climb up and down from their units.

Here is what the front of your building would look like: there are three door entrances for tenants of the ground units, above the second floor you see a common balcony with again three door entrances to the upper units; there is a stairs leading to this balcony or even two stairs, one at each end of the balcony.

Each apartment unit will have two storeys and total floor area each would be at least 120 sms.

Where is your lot? I might want to see it if I am ever in that area. I like to see places.

Hello mga kaibigan..humihingi po sana ako ng advice sa inyo specially sa inyong nakapagpatayo na ng apartments...andito po kc ako sa UAE and im planning to go home on june pra itayo na yung 4 door apartment of my dream...ang tanong ko lang po kung ano yung mga things na dapat i-consider legally, what will be the preparations para mabigyan ko na ng actions habang andito pa ako...I have my mum sa pinas to be incharge sa mga payo na ibibagay nyo na pwedi na nyang gawin right now...maraming maraming salamat po... :thankyou:
