(2018) List of Most Expensive Subdivisions and Villages in the Philippines
Where do the richest people in the Philippines live? Most likely in places with the highest property prices or land values. But where are these locations exactly?
The answer can be found in the recent 2018 Property Market Research Report prepared by Leechiu Property Consultants.
We’re likely already familiar with high-end residential villages such as Forbes Park or Dasmarinas Village or Ayala Alabang. But which one is the most expensive? Which subdivisions command the highest price of land in the Philippines? Read below to find out.
Lot Prices in High-End Subdivisions in the Philippines
Take a look at the summary below of lot price changes in upscale villages and subdivisions in the Philippines in the last 45 years, from 1972 until 2017.
Interestingly, we can see that high-end village Forbes Park apparently lost the crown as the most expensive residential location in the Philippines in the year 2012. The lot price in the village then has “stagnated” at P130,000 per sq. m. — still expensive, though! — but trailing behind Bel-Air Village’s lot price of P159,000.00 and Dasmarinas Village’s lot price of P180,000.
By 2017, Dasmarinas Village has remained as the most expensive residential location in the country, with a staggering lot price of P345,000 per sq.m. This means if you’re going to buy a 1,000 sq.m lot, you would have to shell out P345 Million — and that’s just the purchase price for a lot, house not included!
The second most expensive residential area in the Philippines in 2017 is Forbes Park (with lot prices at P280,000 per sq.m.) followed by San Lorenzo Village and Bel-Air Village (both with lot prices at P260,000 per sq.m.).
In just the first few months of 2018, lot prices have continuously increased as seen in the updated land values below.
