mga ka pmt my friends and i are planning to put up a bar by next year

suggestions naman po kung san ang magandang location as well as kung anong target market ba ang maganda and all other factors that should be taken into consideration

your feedbacks and suggesstions will be highly appreciated....

pag natuloy na cia by next year eh iinvite ko kayo and i will thank you guys on the opening for helping us in starting up our business

Dapat may discount pag ka PMT members.. post mo ang opening date ha. Then share kung magkano ang initial capital na nagamit mo. Baka maisipan ko ring mag open eh :D

me and some friends (mga dating kasamahan sa inuman nung college) are planning to put up a bar somewhere in gensan. since yung friend ko is from gensan at nakapunta narin ako dun, sa tingin ko isa ito sa pinaka magandang site kung san magptayo ng bar. yun nga lang, still waiting for the feasibility study para malaman na kung magkano ang capital at kung kikita ba talaga.

Not sure if I should post it here or open a new thread.  Mods just transfer it if you find it irrelevant on this topic.

A friend of mine and me has been planning to put up a Bar and Restaurant business for quite sometime.  Anyone who can give advice if it's a viable business would be appreciated.  Also those who are engage on this type of business, can you tell me how much working capital do you need to start it if the location is somewhere in Makati or Ortigas area?

Will $40,000 enough?  Thanks

You know the Cibo restaurant? The owners are friends of mine. They spend about P1M for the store proper.

Don't get me wrong, besides having the store's physical appearance, you need to create a reason for people to try your bar. And a reason for them to keep coming back.

Is the 1M for store renovation/construction only?  How about operating expenses, equipments, recruitment, initial inventory and business registration, is that included to the 1M?

I am quite aware that you need to make your business unique or your product/services stand out from the rest.  Or not necessarirly stand out, but at least at par from the well known Bars and Restaurant.  

I haven't made any feasibility study yet...Just want to have a rough estimate of the Initial Capitalization needed.  

@rich - How long did it take for your friend to recoupe their investment?

That's for construction, fixtures, equiptment, and kitchen appliances. Make your feasibility study first, especially your rent. I will not stress enough THAT YOU HAVE TO MAKE YOUR BAR STAND OUT. You will never have enough friends to keep your bottom line healthy. Try to get in magazines or TV. They always need something to feature.

You need to recoup within the first year.

Hi Guys,

I need a little help on my feasibility.

I have been negotiating a bar and resto for sale on the ground floor of a Hotel. It's been inoperational for a year because of lack of capital as per the owner says.  Following details are the current status of the bar and resto..

Floor Area: 400 sqm - DIning area, 7 VIP rooms, 2 Comfort Room, Office Room, Dressing Room, and a larged Kitchen area
Rental: 70k/month
Price ; 1.5M negotiable- All in (Furniture, fixtures, kitchen equipments, utinsils etc.)
Government Documentation in place.
Newly renovated.

So far that's all I manage to get per my evaluation.. Location is in Paranaque along Airport Road.

Need your advice guys... And suggestion are very much welcome..

VIPs rooms?  Sure ka bang restaurant lang yun before?  He he he.

If it's along NAIA road then that should be no problem with traffic.  Probably wrong packaging lang.

I guess the best customers would be the hotel guests themselves.  So check the customer profile of the guests.  Are they mostly balikbayans?  Backpack tourists?  Transient tourists (just to be near the airport)?  Businesspeople?  

Attention FG: May bago na tayong Eyeball venue!

The hotel is kinda run-down already, pretty much like the rotonda lodge in pasay.  I don't quite get what you mean about occupation rate? can you please elaborate?

I believed they have middle class to lower class types of customer. I have a feeling they have renovated the place (aesthetics) for the purpose of selling it at a higher margin. That's what bothers me too, 1 year out of operation.. I have ask if I can see their book so as to determine  daily sales turn-over.  I find the rent to be high...

It's actually a bar and sing-along restaurant..The place has live band stage. Well, depends on how you utilize the VIP room:D It can be use if clients want privacy..its quite large and can accomodate up to 7-10 pax.

so...we're talking about bar girls, right? Is it the kind of club you're looking into? My best gusess, you can negotiate for at least a million, less pa nga if you're persistent enough. The occupation rate means, how booked is the hotel? Will it keep the bar busy? Cuz the clientele did not sustain the existing bar, right?

Hi to all ,

A Hotel will rarely lease out a F&B outlet simply because a sure money maker for the hotel.
They would only lease it out if the restaurant has a name like TGIF in Rembrandt , lack the know how(very rare) or they have problems making it profitable. So tread carefully with such offers .PM if you want I can help you on your business endevour.

@scout 1.5M is way too much unless it has state of the art audio and light system . if you provide me the list I can get you a price estimate.

How will it cost depends on a number of factors like location, theme etc, menu.
But most important is owner prerogative.

Thats is way before I start with project I usually sit down with the owner and ask him what  is his vision of the bar  and I then ask him how much his willing to invest, Then I tell him how much his vision will cost.  Then is my job to bridge that gap in which  my principal given a operation that is both profitable and well run.

I have experiences in opening a number of bar all over the Philippines,  One of the  group of bars I help establish was sold for  9 digits in 2004 . I would be more then happy to assist anyone in opening their bar businesses .
