What is the difference between a townhouse and house and lot

Land title wise etc ano difference ng 2?

it's just the same.. sa townhouse may house and lot ka pero hindi sya free-standing, limited ang front at backyard similar sa row house but you own the house and the lot. Commonly, townhouse ay nasa mga subdivisions. Unlike dwelling house, its a free standing or stand alone or detached sya sa neighbor mo. pero same lang ang concept, title wise etc.

townhouse is more cheaper to afford than a stand alone # dwelling house.

Thanks may nagsabi kasi sa akin na townhouse is like owning a condo, you don't own the lot.  LIke for example ung mga magkakadikit na townhouse na nagsusulputan sa new manila na may exclusive na gate and tapat tapat ang mga townhouse tapos iisa lang entrance.

Is this true?

Thanks jefsanity.   Bihira na kasi lupa dito sa metro so ang next best thing nalang is buying a townhouse.

Ang townhouse kasi limited lang yung lupa nila e, unlike yung mga house sa subdivision. Mejo mahal sya kasi imagine ang konti nyo lang maghahati for guard's salary

may point ka dyan, ang iniisip ko lang kasi would i rather live nearby o babyahe ako malayo para makauwi (pero d naman ako lumalabas ng bahay).  pero what if.  wala narin ako makita lupa for sale na malapit or within the metro na reasonable.

Pareho lang may house at lote sila.
Parehas na may binabayaran na real property tax para sa house at para sa lote.
Kung ang lot area ng unit ay 60sqm., yan din ang kinocompute na size para sa real property tax sa lot mo.
Pero, ang questionable dito, ay sinong nagbabayad ng real property tax ng mga common areas like yung daanan from main gate to space in front of the units?

Pero, kung ang bibilhin mong townhouse ay hindi kasama ang lot ng unit mo, iba na yan. Hindi siya, perpetual ownership.
Dapat nalalaman muna ng buyer kung kasama ang lote sa binebentang townhouse.

you can search around the areas like fairview, antipolo & cavite medyo mura pa mga lote.. then pagawa ka na lang ng desired design ng house mo sa isang developer, pwede mo ito i-loan thru bank.

you can search around the areas like fairview, antipolo & cavite medyo mura pa mga lote.. then pagawa ka na lang ng desired design ng house mo sa isang developer, pwede mo ito i-loan thru bank.

Cavite - yeah you're right andami mura sa dito.. piliin mo lang mga safe na locations. pros is malapit ka na sa tagaytay, cons are some areas are prone to floods and dami barilan due to lack of police visibility ang area.
Antipolo - piliin mo lang yung mataas na lugar para overlooking ka sa metro city, lahat naman binabaha ang daanan pag bagyo. ang importante safe ka sa bahay mo.
Pasig - no way, water catch basin eto na lugar kapag bagyo, at grabe ang traffic sa area nito even weekends.
Fairview - medyo malayo sa industrial cities like makati, BGC & Ortigas pero mura ang mga properties dito, watch out for the incoming MRT7 lalo tataas ang value ng properties dito.

Thanks hanap nga ako mabuti sa antipolo at fairview nalang.  Naisip ko sa pasig dahil meron ako kakilala may bahay doon tuwing baha safe bahay nila pero d sila makalabas kasi baha mga katabing kalsada.

Sinubukan ko mag marikina noong isang araw, 2 pala ang pwede daanan, ung sa may mcdo at ung diretso marcos highway, ok rin, pero dko alam kung bahain at wala ako gaano kaibigan.
