Noong gumagamit po kami ng t beams, nilalagay namin na porma sa gitna ay 1/2 plywood na 2 feet. Bali maiipit na po ito pag buhos ng slab. Sana mas mura pa rin ung rent ng removable steel forms kesa dun sa 1/2 plywood.

Tsong, Sa dealer ako kumukuha ng supply. Ang siste kasi is manufacturer-->dealer-->hardware store-->customer.


So my advice sa nagpapagawa is look for a dealer kasi pwede mo silang tawaran ng husto.


Mahirap magdirect sa manufacturer because they also protect their network system kaya dealer ang bagsak ko.


Sa graba and sharp sand naman sa Montalban. Blue sand = 450 per cubic meter, graba 850 per cubic meter, both with minimum order of 20 cubic meter.

Masmura po talaga dahil pwede mo ibalik sa Jackbilt ang steel form after mo gamitin at irerefund ka nila.


Nakuha ko na ang cost estimate for my 2nd and 3rd floor slab from jackbilt.


Total estimate cost for 210 sqm. with 3inches thick is around 255,000.

Update:

I decided to go for site batch mix concrete!

6k psi compressive strength of T-Joist cannot be ignored!

Just found out using jackbilt load bearing hollow blocks will not require plastering anymore. After laying the blocks you can go straight to skim coat na!

Follow up lang, we used pre-mixed concrete for my last project in the PHILIPPINES.
Baka sa Sweden meron nagdadaya sa mix?
Concerning fooling it isn't Swedes, it's Filipinos both at the fooling and fooled sides  :)

Geting best mix and handling is a science. It depend of raw material, weather and what to use it to.
But  the old recipe common mix elsewhere than in Phils is  1 part cement, 2 parts sand and 3 parts gravel.
One modern in Sweden recomended mix for common outddoor conctructions as for instance outside walls is
1 sack (25 kg) cement,  45 litre 0-8 mm "sand" , 40 litre 9-16mm "gravel" and 14 litre WATER.

Beside it's common in Phils to "save money" by adding to litle cement, the amount of water is often TO HIGH. That make it much easier for the builders by it float easy so no chaker is needed (in their oppinion) BUT that make the concreete much WEAKER...

Edit: I forgot to tell that manage 30 MPa pressure test. I don't know what that equal to in your messure.

I just wanna know kung sagot na ng developer yung mga construction kapag naka-loan? Lahat ba ng developer nagoffer non like Camella, Avida, DMCI and Filinvest? Thanks!

Hi Sir Wills, your estimate of P15k/sqm is very good vs the standard P25k/sqm used by Contractors.

How much is the cost of labor only for this project? Is there a standard rate per sqm for labor only contracts? Or did they make a detailed costing?

I have heard of the percentage system based on materials cost but this is very subjective, because their labor fee will definitely be higher if you use quality branded materials vs "standard" materials. I think pwede ito kung structural lang because cement, sand and steel do not differ much in price. But when it comes to electricals and finishing, malalayo na ang presyo.

Kindly update this thread if you have time because I want to learn from your actual experience as I may be constructing our own house next year.

Pahabol question pala, this cost/sqm system applies to the main house lang di ba? Yung car port, patio, veranda, lawn, di na kasama siguro sa ganito kataas na costing?

I'm building my house with contract on labor only the rest is on me supervision, buying of materials and also research on alternative methods that will reduce the total cost without sacrificing the quality.

Right now I'm still in the structural process but while at it I'm doing my research on the finishing process of my house.

My house has a floor area of 400 sqm, we're estimating the house to finish at around 5.5M to 6M, I didn't go for the contractor route because they will build my house at a cost of 9.8 million so I decided to do it myself.

For anyone here who is afraid to build their dream house by themselves what I can say is don't be afraid, I for one has no knowledge at all when it comes to construction but here I am now building my dream house!

If you guys want to know how to do it just ask! I might be of help

guys, sisingit ko lang. I'm planning to have my condo renovated medyo palawakan lang ng konti yung going sa balcony. may mga specific requirement ba ang city government for this or developer ko na ang mag aayos ng mga papers na ito?

I suggest that you start discussing this one to your developer or to the admin of your condo before ka mag work sa needed documents mo.

Kung loob lang yan ng unit mo, normally, hingi ka lang ng renovation permit sa property management nyo, depende na sa rules nyo kung may fees and deposits na need bayaran. Sila na magsasabi sayo ng mga pwede at di mo pwede gawin, like bawal butas sa wall kesyo may electrical na tatamaan, etc.

Pero kung sa labas ng unit mo, say balcony mo, palalakihan or extend mo, malamang na hindi yan pwede generally among condos.
