Cost per square meters of Condos

Guys,

If anybody knows the actual cost (per sq. m.) of other condos, pls. share naman for comparison purposes.

I have reserved one in SMDC Shore - in MOA area Pasay (turn-over on 2018).

Their cheapest is 120K per square meter (without balcony not facing manila bay) --- 3.2M for 26 sq. m.
For Manila bay view (with balcony) - that's a whooping 150K per sq. m. --- 4.2M for 26 sq. m.

Is the cost reasonable compared to other properties like that of DMCI?...

The Lerato Tower 3 in Makati (without balcony) - 3.199M is around 107k per sqm. But these are the special non-vat units so they are the most affordable.  :thankyou:

^^Sir rds, I am not sure about the actual cost per sqm in MOA area pero nasa range talaga ng binigay mo considering its location. If you are to compare it with a DMCI property, dapat nasa MOA area din para comparable sila. Unfortunately, walang DMCI project sa MOA. The nearest DMCI project to MOA is La Verti in Taft but already sold out. Next is Arista Place at the back of Casino Filipino in Paranaque, it is a midrise project. 

Pero if you are willing to buy a DMCI unit somewhere else, DMCI is highly recommended in terms of price per unit area, amenities, and free spaces especially if your purpose is residential. Have you visited a DMCI project already?

If you are planning to rent it out, and you already have clients in mind, OK na po iyong sa Shore. :)

^you're right, wala ngang DMCI condo near MOA.

the DMCI Arista, pag tiningnan mo sa mapa is close also to MOA, and the price is less. unfortunately, "close" is not that close enough following the highway/road going to MOA. So i would consider that part of that high cost includes being close to MOA (10 min. walk maybe), and the security as there are not squatters area around. and the amenities...pools, landscape are extra large.

btw, that 25 m2 unit is a 1BR unit. a hybrid studio na nilagyan lang ng wall partition yung bed area. 25 m2 is so small, smaller than our living room in the province. so that the total units for Shore Residences alone is 5,000 units! napaisip ako tuloy, di kaya malapit ng magka bubble sa properties dahil sa over-supply!

La verti, 4.1M, 55sqm, of which is around 5sqm balcony.  I have a parking slot na din, its not part of the 55sqm. Thats 1 bedroom + 1 maids room.  Tax included.

So more than double yun shore. I think its because of the location... :)

^ganda naman nung price na nakuha mo. maybe you have acquired your unit early at pre-selling.

i have learned that 1 year before, when it was first offered at pre-selling, the 26m2 (no-balcony) is only ~2.6M, and the 27m2 (with balcony - facing manila bay) is ~3.2M. but after 1 year, and less than half of units left, the cost increased at almost 20%. And for those units with balconies, nadagdagan pa ng additional 12% VAT.

and talking of VAT, i was planning to buy 2 adjacent units of 1BR (no balcony) so that i can convert it to a twin unit, when the agent told me that both unit will be charged with 12% VAT (dahil considered as 1 sale daw). sabi ko huwag na, malaki dun yung 12%, so i took only 1.

^purchased on the same year by you, papasok nga po ang total cost ng 2 units sa vatable sale. Pwede naman sana magkaibang name iniregister ang 2 units. :)

10mins walk to MOA do cost a lot also though :)

We hope that DMCI will live up to its reputation of delivering projects on time and will finish the ongoing construction next year.

Hi, share mine. Di naman kamahalan... 29sq meters = roughly 1.79M, all in na. No further payment for transfer, meralco, and move in...Hampton Gardens Condominium, Maybunga Pasig... RFO units and pre - selling (turn over 1st quarter 2015) din sila...

pwede ko kayo i refer, not comparable to DMCI and 1st class condo

paano ba malalaman kapag sulit yung price per sqm sa condo? magkano ba yung pinakamura?
