- Sadly isa sa biggest complaints ng unit owners.

- This is not true.  12x7 mga bata ginagawang playground ang ground floor hanggang top floor, naghihiyawan, barilan, bicycle, etc.
- Mga maid ganyan din, nagtataguan, sigawan (ung kausap ilang floors ang pagitan ganun magusap)

17. May 24/7 na CCTV Cameras & Monitors at mga Gwardya ka pa (may regular daily greetings ka pa ng Good AM/PM Sir/Ma'am pa) / Naka segregate pa basura mo / May regular pest control pa... (Magdala ka na lang ng foodz kung bibisita ka sa amin)

- Noong bago pa yung condo (less than 10 years old now).  Ang mga guard roronda talaga per floor.  Now sasakay lang ng Elevator.  Sisilip doon, then pababa ulit elev.  Tapos na ronda.

19. Walang susungkit sa mga nilabhan at sinampay ni inday... Meron ding available laundry drying cage (with individual lock) sa rooftop ng condo.

- Sa daanan ng laundry cage nagsasampay mga katulong

D ko na ma copy paste ung iba ang dami kakatamad.

PS: I live in a Condo that DMCI was selling as High End Low Rise.   Deadma lang PMO sa mga nagrereklamo.

I think DMCI lang ang mga issues na ganito.

House and Lot vs Condo para tirhan mo as long term, sa H&L ako.
Parehas lang naman nag-a-appreciate ang value both. Kaso nga lang, sa condo at certain x-amount of years, bumababa na dahil syempre like any other buildings kailangan din na gibain. Ang house din naman nasisira at nabubulok, pero pwede mo irenovate at mapapagawa mo pa base sa style mo na gusto.
Isa pa sa kinatakot at pinangangamba ko sa mga condo, ay ang materyales na ginagamit nila particularly sa mga steel bars at resistance nito sa malakas na lindol.
What if magkaroon ng malakas na lindol sa Metro Manila (wag naman sana mangyari pero hindi natin masasabi at maitatakda ang bukas), how can we be sure na yung building could withstand an earthquake like one in Kobe na around magnitude 6 or 6.5?
If ever the building could survive the strong earthquake, paano kung nagkaroon ng mga crack ito and showed some stress sa mga pader, biga, etc? Paunahan na lang ng pagbenta ng condo bago tuluyang magiba or magdepreciate ang value?
Ang bahay pwede din naman masira ng lindol pero mas madali ayusin kesa sa building.
Regarding sa baha, bakit mo pipiliin na tumira sa bahain na lugar? May mga choices pa naman na lugar na hindi binabaha.

First, a real estate investor still needs to put a 20-25% down payment. However, many lenders will also require that he/she lives in the condo for at least one year before turning it into a rental property. Second, lenders will not only evaluate you, the homeowner association needs to qualify as well!

At sana hindi nabaha yung mga ka-PMT na nasa bahain na lugar na bahay. Uso na naman ang baha. Hehehe.
May mga records na ba ng mga casualties or numbers ng mga nagkakasakit between mga nakatira sa bahain na lugar at mga nasa condo?
Mas marami bang namamatay or nagkakasakit sa mga nakatira sa condo pag may lindol?
Or mas marami ang namamatay or nagkakasakit sa mga nakatira sa mga bahay na binabaha?
Isa pa, pag umuuwi ka ba, nababasa ka ba or mga dala mong gamit, ng ulan dahil wala kang masilungan sa tuwing bababa ka ng sasakyan? Unlike, sa mga condo na may canopy or may mga indoor parking.
Mas marami bang lindol above magnitude 6.0 sa lugar mo kaysa sa malakas na ulan at baha sa isang taon?
Saan ka mas convenient sa loob ng isang taon?
Makakasagot lang nito ay yung mga may bahay at same time may condo pareho.
Dahil na experience nila ang difference.
Sarap matulog at magkulong sa condo, minsan, di ramdam na malakas na pala ng ulan sa labas.
^^^ Another plus points sa mga nakatira sa condo tuwing tag-ulan.

Personally, I prefer to live in H&L. If we are talking about INVESTMENT PURPOSES per se, I recommend condominiums as the easiest form of Real Estate investment esp for first time investors. Its less paper work and higher and faster ROI.

One of my biggest regrets is not investing in Real Estate when I was younger. Why? Because I do not trust those agents whose only intention is to sell their project. Hard sell to the highest level. I cannot blame them because they have quotas to reach.

When I look into my batchmates who are into Real Estate naman, I feel like I still don't trust them because of their past. LOL. Anyway.. I made my own study and here's what I can say.

Here are the ways to make your money work for you in condo investment.


1. Buy low
Buying at a Pre-selling stage saves you at least 40% compared to RFO units. Choosing a reputable developer is important to ensure that project is completed.

Take for example: a studio unit in Portico by Alveo (Oranbo, Pasig)
Launch date of 1st tower: 2013
Pre-selling price 2013: 120K per sqm/ 3.6M
RFO 2019: 205K per sqm/6.1M

2.5M in passive income. Not bad eh?

2. Long term rental
If your condominium is within the CBD area, you may be able to lease this right away to employees. Research the area. Is it near BPOs? malls? Multinational companies?

3. Air BnB rental
Air BnB rental can earn more than monthly rentals when done right. Again, location plays a huge role in this. Check if your developer allows AIRBNB rental before anything else.

4. Buy low, sell high
Selling a property at a higher price than the price at which you bought. With the Build Build Build Program, Real Estate prices are bound to go up once these infrastructures are finished.

5. Parking Space rental
Some condominiums do not have a 1:1 ratio to units and parking. You may have your parking space rented to other unit owners who may need it.

Note that capital appreciation differs per developer therefore, you got to do your own research.

I also suggest Ayala Land Premier, sa Amara. May mga nagrerent pa din naman, or you can apply it sa Airbnb. :) That is a good investment. lalo na sa panahon ngayon, marami nang nag-iistaycation dahil nauuso.
