If the purpose is just for a residence, you need to consider some factors to be able to identify if it is a good investment.
Considering your input and other good factors, below are some advantages of having your own property as residence over renting:
1.   You don’t think about any monthly rentals.
2.   You can do whatever you want to do with your property.
3.   Later on, you can sell it at a higher value.
4.   You can rent it out at a higher value (ex. P100K) while you are renting a unit at a lower value (ex. P50K), if in case, you’re relocated to another workplace. We can’t predict our future.
5.   You have peace of mind and seldom get sick because you are less stressed and more relaxed.

Here are the disadvantages over renting a property:
1.   You have to pay for the yearly real property tax.
2.   You have to maintain your property.
3.   You have to pay the monthly dues, if it is inside a subdivision or condo.
4.   You cannot sell it nor rent it out quickly, if in case you want to be relocated.
5.   You have to pay some taxes if you sell it.

But here’s the challenge. If you don’t have any problem with the disadvantages, ie. You can afford them, you have peace of mind, seldom get sick, and you’re more relaxed, or they are not a big deal, then, that means, it’s a good investment.

Many buyers who are not aware about the disadvantages. That’s why, in the end, they suffer with the consequences.

Mahirap ba ang pag assume? Yan kasi ang binabalak ko if ever na umalis kami sa Cebu in the near future. Mga five years or so

^

For someone like me who is at home 22x7, is buying a condo or house an investment?

Onli in da pilipayns

What do you mean pag assume?
If you are planning to sell your property later at assume balance, there are a lot of factors para masabi kung lugi ka or hindi pag binenta mo siya later. Compute mo itong mga ito:
1. Taxes (CGT, VAT, etc., whichever is applicable) pag binenta mo. Though, pwedeng ma-refund yung CGT pag bumili ka uli ng property using the proceeds with 1 year yata.
2. Total accumulated interest sa bank, if bank financed.
4. Total dues na binayad mo.
5. Total accumulated Real Property Taxes (amilyar) paid.
6. Total selling price mo including the balance sa bank at the time na binenta mo. You need to assume when.

Now, check how much will it cost if you rent the same or similar property in the area where you bought your H&L.
Compute for the total accumulated expenses on:
1. Rent.
2. Furnitures, if applicable.
3. Others.

If the overall total of 1-3 above is less than the overall total of 1-6 above if you buy the H&L, then renting is better.

By the way, investing in a property is preferable if long term, not for just 5 years of residence.

more of not working na ako and nothing to do with life, no friends too kaya iniisip ko mapapakinabangan ko ba ang bahay kung nagiisa lang ako doon araw araw at wala rin bibisita.   kasi kahit ngayon not once may bumisita sa akin at asa centro ako ng metro manila.

Why condo?
More safe and convenient po. Mas less expenses din po.
Advantages po ng condo over townhouse or house & lot:
1. Mas relax or cool po in terms of atmosphere.
4. Mas makakatipid po kayo since hindi niyo kailangan ng malaking space since mag-isa lang kayo.
Your neighbors will become your friends po.
6. Yung matitipid niyo pong pera, pwede niyo pong gamitin sa iba like travel, etc. Once, in a while, travel kayo sa provinces.
8. May swimming pool.
9. May mga lounges.
10. May gym.

For the same amount of money, I will still prefer a house and lot.  Lot of subdivisions are having the same amenities of the condos like swimming pools, club house, basketball, tennis court, and beautiful gardens.  Roving security guards, CCTV on the house and streets.  Convenience in terms of being near to hospitals, malls, churches, is also there.  Difference is that, for say a 20k one bedroom 24 sq mtr condo, you can rent a 20k, 100++ sq m fully furnished house and lot.  Plus you don't need to pay the very expensive association dues.  For a 24 sqm condo, you'll already be paying almost 3k association dues.

Check also high-end condos of DMCI.

Yung rent po na 30K a month sa condo, ay 2BR at 55sqm. 2BR para in case you have a visitor.
It's not practical.

If I don't care about the expenses, like what I already enumerated above, I will buy, even a mansion.
Kumbaga, kung saan ka masaya.
But as for me, I rather spend my extra money in travelling, aside from supporting the less fortunate ones.

1st - 10th year: 30k/month * 12 months * 10 years = 3.6M
11th - 20th year (+10%): 30k * 1.1 * 12 months * 10 years = 3.96M
Total rent for 20 years = 7.56M

Eto ang reason bakit napapaisip ako bumili ng house and lot, as 8 to 15M ko bahay ko na sya for 20 years, pag namatay ako un lang problema ko sayang ung property.  Walang pupuntahan.

Nakatira ako now sa high end condo ng DMCI, I pay almost 9K monthly association dues.

Tapos may special arrangement sila

They should use the service elevator. Not sure sa inyong condo.

^Once na inallow mo ung Pets, expect the poops. Check how many cameras does DMCI condos have, covered ba lahat?  Even if cover nila, mag aksaya ba ng time yan para i review sino nag poop na aso? Walang kasalanan ung aso but mahirap i disiplina ung mga nag aalaga. Maraming tigasin sa condo. So pag inallow ung ganyan, expect the worst.

Kaya nga I advise na wag basta-basta bibili ng property or condo. Try to rent muna para kung later ay nalipat ng workplace, or di mo gusto ang neighbors, madaling bitawan. But if you are willing to gamble, then buy it.

Buying a condo is either a good or bad investment.

In my case useless ang PMO sa condo, noong binebenta nila ito sabi nila High End DMCI condo since low rise sya etc etc.

If gusto nila mag pet they should be mindful na hindi lahat gusto at mabaho ang pets so they should be courteous enough na hindi mag elevator.  Minsan sa corridors pa paiihiin o patataihin.  Hay.  Sinabihan mo na wala parin pake

Ang haba hehe:

11. Walang tsismisan at maingay na mga bata... Galing ka pa naman sa night duty or day-off mo or may newly born baby ka... (Child & Senior Citizen Friendly)

- This is not true.

- Noong bago pa yung condo (less than 10 years old now).  Ang mga guard roronda talaga per floor.  Now sasakay lang ng Elevator.  Sisilip doon, then pababa ulit elev.  Tapos na ronda.

PS: I live in a Condo that DMCI was selling as High End Low Rise.

House and Lot vs Condo para tirhan mo as long term, sa H&L ako.
Parehas lang naman nag-a-appreciate ang value both. Kaso nga lang, sa condo at certain x-amount of years, bumababa na dahil syempre like any other buildings kailangan din na gibain.
What if magkaroon ng malakas na lindol sa Metro Manila (wag naman sana mangyari pero hindi natin masasabi at maitatakda ang bukas), how can we be sure na yung building could withstand an earthquake like one in Kobe na around magnitude 6 or 6.5?
If ever the building could survive the strong earthquake, paano kung nagkaroon ng mga crack ito and showed some stress sa mga pader, biga, etc?

First, a real estate investor still needs to put a 20-25% down payment. However, many lenders will also require that he/she lives in the condo for at least one year before turning it into a rental property. Second, lenders will not only evaluate you, the homeowner association needs to qualify as well!
i've read at this https://iprice.co.id/

Personally, I prefer to live in H&L. If we are talking about INVESTMENT PURPOSES per se, I recommend condominiums as the easiest form of Real Estate investment esp for first time investors. Its less paper work and higher and faster ROI.

One of my biggest regrets is not investing in Real Estate when I was younger. Why? Because I do not trust those agents whose only intention is to sell their project. Hard sell to the highest level. I cannot blame them because they have quotas to reach.

When I look into my batchmates who are into Real Estate naman, I feel like I still don't trust them because of their past. LOL. Anyway.. I made my own study and here's what I can say.

Here are the ways to make your money work for you in condo investment.

1. Buy low
Buying at a Pre-selling stage saves you at least 40% compared to RFO units. Choosing a reputable developer is important to ensure that project is completed.

Take for example: a studio unit in Portico by Alveo (Oranbo, Pasig)
Launch date of 1st tower: 2013
Pre-selling price 2013: 120K per sqm/ 3.6M
RFO 2019: 205K per sqm/6.1M

2.5M in passive income. Not bad eh?

2. Long term rental
If your condominium is within the CBD area, you may be able to lease this right away to employees. Research the area. Is it near BPOs? malls? Multinational companies?

3. Air BnB rental
Air BnB rental can earn more than monthly rentals when done right. Again, location plays a huge role in this. Check if your developer allows AIRBNB rental before anything else.

4. Buy low, sell high
Selling a property at a higher price than the price at which you bought. With the Build Build Build Program, Real Estate prices are bound to go up once these infrastructures are finished.

5. Parking Space rental
Some condominiums do not have a 1:1 ratio to units and parking. You may have your parking space rented to other unit owners who may need it.

Note that capital appreciation differs per developer therefore, you got to do your own research.

I also suggest Ayala Land Premier, sa Amara. May mga nagrerent pa din naman, or you can apply it sa Airbnb. :) That is a good investment. lalo na sa panahon ngayon, marami nang nag-iistaycation dahil nauuso.

(#PartOfCleverDecisionMaking);
Examples: #BRUTAL / $AVAGE VERSION

6. Walang Solicitations / Networking /Paluwagan / Bombay Credit / Caroling / Jueting / Ending / Forced Selling or Utang (15/30 payment) of Unhealthy Foodz like Tocino, Tapa, Longanisa, Daing / Kapatiran na makukulit para maligtas ka raw (Dapat "Malachi 3:10" daw sundin at ayaw na ayaw sa "2 Cor. 9:7" kasi mababa daw kita or cashflow ng business nila?)... Dagdag sa Tipid equals $avings

7. Walang Fiesta / Birthdays / Binyagan / Kasalan / Patay / Religious Activities / Beauty Pageant (Money Contest) --- Daming Dagdag $avings pang $tocks…

9. Dimo mo alam may bagyo o buhawi na pala sa labas kasi you’re in good hands (halos di mo maramdaman lakas ng ulan at hangin)...The developer followed the Latest Building Standards / Latest Structural Code of Phils. / Latest National Building Code (Earthquake Resistant).... Thanks to Arch. Jun Palafox, Et Al.

11. Walang tsismisan at maingay na mga bata... Galing ka pa naman sa night duty or day-off mo or may newly born baby ka... (Child & Senior Citizen Friendly)

12. Hindi ka magagalit o apektado kung madalas walang tubig si Maynilad/Manila Water kasi may back-up deepwell pump/transfer pump/booster pump at may large Overhead Reserve Water Tank + Underground Cistern Tank pa sa condo mo...

14. Hindi ka rin masyado apektado sa Signal at Service ng 5G Internet Provider / Cable TV kasi Fiber Optics na or Air Fiber Internet Service... May alternative Free-To-Air/ABS-CBN/GMA TVPlus ka pa... Saan ka pa?

16. Malayo sa disgrasya sa fireworks at ligaw na bala (makinood ka na lang kasi ang ganda ng view mo tuwing christmas/new year).... Dagdag $avings na naman ulit... At may kabuluhan at patutunguhan pang mabuti ang 13th/14th+++ Month Pay at mga Bonuses mo…

...Since may Parking Slot ka--- Iwas carnap, baha, bukas kotse o nakawan, illegal/double parking, towing (Law Abiding Citizen na with National ID pa)

20. Tipid aircon pag tag-ulan o umuulan... Mahangin sa gabi... Walang kaba kahit bukas ang bintana...Mahimbing ang tulog... Komportable kahit Electric Fan lang ang gamitin.

22. No stress kong mag long vacation o holiday ka...no worries sa magnanakaw or kumuha ka ng Optional Comprehensive Insurance (Safety/Security is Priority)

26. Malaking Tipid (as in $obra!!!) sa mga OFWs kasi Hindi mo na Mapractice / Maobliga / MaPressure $a "Pasikat Mentality" na minana mo sa lahi/angkan/dugo nyo.... Painom doon/Party dito... Reunions/Birthdays/Debut/Anniversaries/Outings/Ninong/Ninang/$ponsorships...

27. Pwede ka mag Swimming, mag Gym to get Fit & Healthy, mag Billiards, mag Zumba/Yoga/Pilates - hindi kana lalabas sa building o sa kalsada... Anytime kahit umuulan (Free use of Amenities) ... 28. 29. May Exclusive Mailbox ka pa, Intercom, may 24/7 On-Call Property Maintenance ka pa, lobby receptionists or guards will handle/safekeeping of deliveries even you’re not home....Ideal neighborhood.

31. Heto na bagong hugot mo;
