Buying Condo -- still a good investment?

Thanks for your kind response.  Actually, you are doing fine in your realty investment.  Rough estimate, you are making a decent net return of 5% plus on your total invested capital.  If you compare it with time deposit rates alone, you do earn higher than what the bank offers.

Just a tip on financial investment, when you buy a real property in the Philippines, you convert it to dollars (buy point and sell point) then you will know if you really made some money.

I think Ayala Land shouldn't be in this category.


Bakit naman po Sir? How much po ba normally ang price ng 30sqm sa Ayala Land? Hindi po ba may mga iba't ibang variants sila like Alveo, Amaia, Avida, Ayala Land Premier na may iba't ibang target market?

Hindi ka kasi naging specific na midend projects pala nila yung tinutukoy mo.

sirs, question lang po, we just got our first condo from SMDC and unit turnover is 2016,  kailangan na ba namin magbayad ng realty tax ngayon while the unit/building is still under construction or magstart ang realty tax pag na turnover na yung unit?

you don't have to pay taxes until after you get the title

hi just wanna give an idea about sa paginvest some developer po hindi pa need magbayad nang misc.fee after nan bayaran ang equity or bago lipatan tyaka mo babayran ang misc.fee pero yung ibang developer meron na 5 or 6% nang tcp ang misc.fee na sinasama sa pagbayad nang equity mo ang diff. lang pag hindi sinama sa equity one time payment ang bayad mo sa huli... i thnk dmci ang my pnakamalaki misc.fee 10% namg tcp

currently, condo is a good investment. lalo na if papa rent mo siya (hello to good location), continuous yung income mo per business basis. pwede ding bibili ka ng unit then ibebenta mo siya ng mas mataas. kaya maganda mag invest sa condo. lalo na pag may magandang amenities to lalo na sa mga propertieis nung dmci.

Ask ko lang, sa mga may experience na mag invest sa condos. If u buy the condo and have it rented out. How long is the usual ROI?
Saka in case one day ma demolish na ang building after many decades, totally nawala na ang ownership?

As far as I know, depende yan kung DMCI man o SMDC, etc. Pero most likely, pinakamabilis na ang 1 and half year. The longest would be a decade, I guess. Kung maganda location ng condo mo, tatangkilikin yan so mas mabilis yung ROI pero if not, that would take a lot of time.

Hello Guys!

Question lang po, how is condo investment currently in the Philippines? I mean, buying condo for rental business? Alam kong dumadami at affordable na rin ang mga condo ngayon sa metro manila, may mga willing pa rin bang magrent? or dahil affordable na ang mga payment scheme people opt to buy or rent to own na lng? Any idea of the type of usual tenants, students or employees,etc?
Nag iisip lang po kc ng passive income  :D kaya ko po naitanong..  :D

Trending pa din naman yung condo investment dito sa Pinas na pang business purposes. Sa pagkaka alam ko, mdami pa ring willing mag rent lalo na if okay yung location for them (like malapit sa pinagtatarabuhan nila tapos malapit sa mga malls). Depende naman sayo if bibili ka ng condo tapos iparent mo lang or rent to own or benta mo na lang talaga. :)

Hi! Yes korek ka, maganda amenities ng DMCI. Pero doon sa location, hindi naman lahat looban yung property nila. Meron din near shopping centers/other business centers :)
