Hello Guys!

Question lang po, how is condo investment currently in the Philippines? I mean, buying condo for rental business? Alam kong dumadami at affordable na rin ang mga condo ngayon sa metro manila, may mga willing pa rin bang magrent? or dahil affordable na ang mga payment scheme people opt to buy or rent to own na lng? Any idea of the type of usual tenants, students or employees,etc?
Nag iisip lang po kc ng passive income  :D kaya ko po naitanong..  :D

It's a YES!! Good investment siya lalo na kung sa CBD Areas ka magtatayo. But, competitors nga lang ang poproblemahin mo kase madami na din na nagtatayo niyan ngayon.

As I've heard magandang mag invest sa mga real estate lalo kung magandang developer ang pipiliin mo.

If you're working in Metro Manila where there's almost no available land to buy and create your own house then investing in a condo I guess is your next best shot.
For one, you can choose several properties offering great amenities for bachelors and for families. Wala kana ding iisiping maintenance for they do that for you. Less worry. hehe
I'm eyeing Oak Harbor Residences, may panahon pa ako magipon habang ginagawa siya. The idea of having a place I can call home is definitely, exciting.

for me, oo, kasi after mo siya gamitin, if ayaw mo na, you can sell it, and nag-aapreciate ang value niya through time.

Magbibigay ako ng idea sa mga nababasa ko at base sa experience ko….
1.   May nabasa ako before may ilang mga condos developers na hindi allowed na ipa-rent ang iyong unit once nai-turnover sa iyo. Ask them first. May napagtanungan din ako na minsan ang developer ang allowed na magmanage ng iyong unit kung gusto mo itong ipa-rent, kumbaga middleman sila. I might be wrong. Pero mainam talaga na tunungin talaga immediately ang maaring monthly dues, then property tax, at lahat ng expected bayarin annually para macompute mo kung ano ang ROI mo.

2.   Try selecting a condo na itatayo malapit or along sa mga future route ng MRT/LRT line. Nang sa ganun madali i-market dahil sa madali ang accessibility.

3.   Kung 2nd owner ka, or third or more, magduda ka. Baka may problema ang unit na hindi sinasabi ng seller. O baka may multo (joke). O baka masusungit ang may ari na katabing unit (pwede). Or baka yung dating may-ari pinlano nilang ipa-renta ang condo at nahihirapan makakuha ng mga uupa kaya binebenta na lang.

4.   Don’t focus all your energy on finding a condo. Year 2010 nang mag-continuously akong maghanap-hanap uli ng mga properties na pwede lipatan kahit may maliit akong H&L sa Antipolo City. Priority ko talaga sana is condo. Fortunately, may nakita akong nakapost sa Sulit.com na H&L in Cainta/Pasig inside the subdivision, wide street roads, hindi binaha ng Ondoy ang bahay, just 10-15 mins away from malls, 30mins away from Cubao (kapag walang traffic). It was a corner lot, house was built on 2008 with concrete fence and metal gate, 2 story house, tiled garage, tiled floors, 3 rooms, 2 toilet/bath, 85 sq meter floor area, 110 sq meter lot, clean papers. Originally, the asking price was 3.5M, then after few weeks it was reduced to 2.8M. Immediately I contacted the broker. On my visit to the house, I was satisfied. I made an offer of 2.5M cash. They made a counter offer of 2.6M, and we closed the deal. I asked for some professional advice regarding sa current value ng house ko, sabi it could worth today at 5M. Good thing pa, pwede mo parentahan ang bahay dahil marami ang nagpaparenta din ng mga bahay sa area ko.

I think Condo or any Real Estate Property is still a good investment. The ROI of it is not that fast or as quick as you may expect, but in the long run, having a real estate property, especially in the Philippines is really good for the future. To acquire such assets would be a good idea now. You can acquire a non-RFO unit for a relatively lower price, but the ROI in the long run can actually help you gain more profit. If you buy a RFO unit now, the ROI would generally take slower to gain and to acquire such assets. Hope this helps out in deciding such factor.

The first thing to consider if you are looking for a condo for investment is the location. Best location to buy a condo for investment is in prime locations like near Central business districts or entertainment areas with a lot of casinos and malls. The best is in Makati. The second and last thing to consider is the developer. Even if you bought a unit at a very good location at a very cheap price, it may be badly maintained with agents offering poor after sales service and it will only result in you having headaches and a possible loss of income if the condo project becomes foreclosed. Here are the top developers if you want to invest in a condo:

Best investment:
Federal Land, Ayala Land, Megaworld, SMDC, Robinsons Land. These developers are the most renowned in the country for building condominiums in Prime locations where there will be high rental yields. If you want to buy a condo, get one from these developers. You should think twice about buying a condo not on this list. You will regret it

I highly recommend Federal Land. Their units are bigger compared to the other developers and their amenities are under a world class standard. Their condos are also well maintained over the years. I never heard of a complaint from this developer. Their flagship project is The Grand Hyatt Hotel and Residences in North Bonifacio.

Best for retirement:
DMCI, Rockwell Land, Century Properties. These developers build condos in a more secluded area. Hence the lower price for their condos. They offer bigger and cheaper units compared to other developers. The downside is that people opt to rent condo units nearer to Central business districts because of the heavy traffic during rush hours. That is why it is going to be difficult to look for someone to rent your unit if you bought one for investment. Best reason to buy from these developer is for retirement purposes.

Although I am not sure if I should include Century Properties on this list. I have heard many complaints on this developer recently. A lot pertaining to scams and poor management. :boxing:
