Building a house- Questions

Hello everyone!  :hello: I remember, i posted here about questions on buying a lot in QC. BTW po, nabili na po namin yun and Thank you kay Lord the transaction went well. Thank you din po sa lahat ng inputs nyo, madami ako natutunan dito.  :cool2:
Now, we are on the process of building our dreamhouse po :)
Questions po:
1. Nasa designing process po kami, getting in contacts with some Archi. May iba nagsasabi percentage of the cost of the house, you iba nman , 40K, 50k. Anu po ba ang kalakaran ngayon ng Architectural design? May concept na po kami, kailagan lang po namin is ung visual and building aspect ng house po.
2. Floor area is 150 SQM, 2 storey/modern design po ang gusto namin so 300 SQM po yun in total?
3. If we have a budget of 3M, any idea po kng sufficient na po iyon? Let's say, we keep the interior, door,windows basic as we are planning of improving it later on.
4. Our plan is not getting a contracting company, my father though not an engineer is capable nman po of supervising and buying the materials. Ok lang po ba yun? Or mas ok kng may contractor.

Total Lot Area is 266 SQM, loacated in QC.

^architect lang ba talaga? hindi ba pwede civil engineer din? lalo't may second floor critical din ang structural.

10% architect's fee? mga 1st class na yan. may mga pangalan, at kasama sa babayaran mo yung pangalan.

pwede ka rin namang kumuha ng contractor, sa yo ang materials, labor lang ang sa contractor, then singilan will be in % of material cost.

A colleague of mine at the office had his plans estimated at 3.5M by various contractors. After getting a lot of info and advices, He decides to buy the materials himself and only hired an experienced foreman to supervise the works along with his wife. Ended up saving almost a million.

I have read also somewhere in the internet not too long ago an Expat with a filipina wife built a house north of manila. I think orignal estimate was 8M and ended up with far less. He had no prior building experience, but with a lot of research and hardwork, he ended up with a well built house. He fully documented all the steps from permitting up to the finishing touches. Even from selecting the design of the house which suited the philippine setting. He really went to so much detail as to ensuring he had the right amount of cement, reinforcement bars and even having to exceed current building standards as far as cement mix and quality of materials are concerned. He advices also to buy building equipment yourself, like cement mixer, welding machine, and various tools to make the job faster. At the end, you save man-hours and you can repair also things at a later stage, if something gets broken. And if you must, you can sell it afterwards also. Now, if I could only find that website again.

Madami dyan nagpapagawa na lang magisa due to lesser cost.
Not sure if there are legal stuff regarding building structures in the Philippines but wala yata.Lalo na sa small homes.
Wala naman nagchecheck sa govt.
If may time father mo to supervise then why not.
Sa panahon na yon e importante magtipid. wag lang ipagpalit safety.

all the comments so far are very true to some extent. parang ganito lang yan eh.

may sumasakit sayo, ayaw mo magpa checkup kasi nasasayangan ka sa ibabayad mo para sa checkup kaya imbis pumunta ng clinic eh sa pharmacy kana lang pupunta kasi sabi ng kapitbahay mo mabisa daw yung gamot na yun at nawala din yung nararamdaman nya na tulad ng sayo. kaya bumili ka ng gamot tapos nawala nga ang sakit mo.

so nakatipid ka ngayon. magkano ang checkup, 150 pesos sabihin natin. magkano yung gamot sa pharmacy, 10 pesos lang. laki natipid mo hehehe

I suggest you hire a professional contractor and abstain from requesting your father to manage the construction.

kapag hindi mo nagustuhan ang quality ng materials na binili ng father mo, kaya mo ba ipasauli sa kanya?

kung hindi mo nagustuhan ang palakad ng father mo sa construction site, kaya mo ba pagsabihan?

para hindi magkasamaan ng loob, do not hire your relatives if you are not willing to give up your relationship with them.

As per the Rule, Residential Structure is 10% sa Professional Fee ng mga Archiitects for the Total Amount of the said Building ke me pangalan sya o wala this is mandated by our Law.

As per the practice or "kalakaran" there are some who is willing to make the Design for only 40 thousand per project, some is 50 thousand and there are some n sumisingil lang ng 30 thousand. but these are the Designs na matapos mapirmahan at mabayaran eh they dont bother to check kung nasunod b yung design nila or hindi.

Yes this is correct. kung gagmitin mo yung buong lupa mo the total floor area would be 300 sqm. but i guess kung subdivision yan hndi yan allowed na gamitin lahat dahil meron sila nung tinatawag na "easement" eto ung mga minimum required distance ng building mo from the property line. some villages or subdivision allot at lease 10 to 20% ang maging easement so ung building mo eh magiging 240sqm nalang kung 2 storeys (120sqm both ground and upper floor).

Having a floor area of 240 sqm, the said budget of 3million pesos will be insufficient. But there are ways to minimize the cost like not getting a branded finishing materials.

My question is how do he know kung tama ang procedure ng pag-gawa?
How can he assure na tama ung mga bakal na gagamitin and ung timpla ng semento for every activity of the job?
Kaya nya ba pagtugmain yung budget sa bahay na gusto mo mangyari?

Architects design the whole building in consideration of the proper usage of the circulation of the spaces within. While on the other hand, the Engineer designs the structural components of the building such as columns, beams and slabs of what type of reinforcement bars is to be used as well as the concrete mixture.

Whats a good rule of thumb estimate for a 2 story house in a 200 sqm lot in quezon city. Average, nothing cheap or too fancy. excluding land cost.

do you mean, i really need to hire an architect to design a simple 2 bedroom bungalow with a 1 bath, a very very common design like what's my ancestral home look like, then pay them 10% of the cost. this is just for discussion sake, not intended to offend architects.
