okey lang po ba ang in-house sa DP?

Bumili po ako ng condo... i-in-house financing nila pati yung sa downpayment ko na dapat 10% installemnt eh naging 20.... okey lang po ba yun? Thanks po sa mga makakasagot! Good day!

Confirm mo din kung wala silang additional interest para sa 20% DP like they would put on your turnover balance, although kung okay kng sayo ung additional interest by all means go for it. Usually naman kse umaabot til 30 percent ung downpayments since banks often only assess and approve loans until 70 to 80 percent of the property's value. Sa in-house they can include financing even for downpayments. Madami na ganyan scheme of payment ngayon especially for preselling condos. The developer would offer ammorticized payments of say 30% dp at 0 interest for say 24 months. Depende sa offered terms of payment din ng developer. Much better kung ung 20% DP mo is zero interest din. At least sa 80% kna lng mgbabayad ng interest if ever.  :hihi:

Bali ung downpayment ko under in house financing eh naging 30months na dapat 24months lang...tas tumaas ang DP for another 6 months. Bali ung 20 % DP daw ay zero interest... ung sakin lang po kasi ang bigat na ng monthly DP ko tas humaba pa months before the turn over. Ganun po ba talaga un? Wala po bang problem un kung sakasakali? Thank you kuya sa pagrepyy! :)

^Kung monthyl installements pa lang ng downpayment ay nabibigatan ka na...what more kapag nalaman mo na yung monthly installments mo from the bank for the remaining 70% - 80% of the equity.

Hmmm... based sa sinabi mo ung payment terms mo basically now is 20% DP @ 30 months ammortization, tas 80% upon property turnover, both by in-house financing.
Say 3M ang contract price ng condo mo, that would mean a DP of 600k spread out through 30 months, 20k/monthly. During turnover, you would have a turnover balance of 2.4M which will be financed in-house din, ung monthly payment mo that time would depend on how long you will pay for the turnover price, the longer the term the higher the interest.
Ung first term of payment ata na binigay sayo is 10% DP @ 24 months ammortization, that would give you 12.5K monthly naman, but your turnover balance would be bigger, at 2.7M.
If they say DP is 0 interest, personally I would prefer the higher DP and lower turnover balance, since interest would be applied on the remaining turnover balance.
Ask for a computation of monthly payments for both terms, 20% DP (monthly) + 80% financed turn over balance (monthly), and 10% DP (monthly) + 90% financed turn over balance (monthly).
Decide which of the following terms you would be most comfortable with. then talk it over with the developer na un ung choice of payment na gusto mo.

At 20% DP, mas OK iyon if hinabaan nila ang DP period mo to 30 months at 0% interest rate kesa sa 10% in 24months at 0% interest din, basta kaya mo. Ibig sabihin kasi, mas maliit na ang balance mo na pwedeng in house or iloan mo sa bank later.
