Hello mga ka PMT., :applause: :applause: :applause:.,Sa lahat ng sasagot nito ipinapaabot ko na po ang taos puso kong pasasalamat.,.,

Tanong ko.,,Nagpaplano kasi ako magkasariling bahay.,.,nagstart na rin ako maginvest sa stocks last feb 2014,,,anu po ba ang maganda maginvest muna sa stocks after ten years bago bumili ng bahay oh mag housing loan na ko via PAGIBIG.,.,House worth of 700,000., :help: :help: :help:

My take: Why would you need a new house?

Read on Robert Kiyosaki's definition of assets and liabilities.

To quote my sister, "Many yuppies buy cars only to find out they can't afford gas."

Check your finances and make a projection of what your monthly expenses will be when you get a new house (savings + food + utilities + water + electricity + lpg + homeowners' association dues + transport + mortgage + entertainment + vacation + insurance + emergency house fund + etc.). If you can afford it plus at least 50% DP. Why not? House loans are relatively low these days.

Hello Lebatique.  Determine first if you can pay your soon-to-be mortgage should you commit in buying a house.  If you can be certain you will not loose your job, get seriously ill, and nothing bad will happen to you and your family that will affect your financial capabilities then by all means do buy your house.  If you can allot like 10 or 20% of your income every in stock investment then much much better! 

You will never go wrong in buying a house.  Afterall, everyone dreams to buy their own home in their lifetime.

If you can afford it, yes.

For problems about losing your job, getting ill, or anything bad happening to your family - that's why you should have an emergency fund.

Just make sure that the monthly mortgage is something you can pay and that your emergency fund can still grow after getting the house.

Also project your expenses to make sure your income can still support them.

"Add-on" expenses from the house are usually homeowners association dues (or association dues for condos), real estate tax, and home insurance.

Be mindful of possible changes in lifestyle and their "hidden costs" (otherwise know as lifestyle creep): higher electricity due to more lights or appliances used for a larger home, house improvement projects, more cleaning materials and upkeep costs due to your desire to preserve the quality and appearance of your home, etc.

For me personally, (and this is mostly a personal opinion) I don't see the point in waiting ten years to amass more money before buying a house if you can afford it now (albeit via pag-ibig, or a bank if they have a better offer).

In ten years, real estate prices would also have risen by a lot. You're not just trying to beat inflation and make money with your stock investment, you're also trying to beat real estate prices. It's not improbable to do so, but it's best to remember real estate are investments themselves because their prices can appreciate by a lot, and there's always demand for them.

Additionally, after waiting ten years, there's a good chance the good locations you wanted would be bought already. Forcing you to either wait some more, find a different and possibly less desirable location, or buying at a premium from someone who bought the house as an investment (either for flipping, rental, or rent-to-own).

I'm not saying buy early though. If this house is really your goal, and you can really afford it, just take the necessary precautions and buying it should be ok. Otherwise, be patient.

I started stock investment and buy a house via pagibig at the same year 2012, yes mahirap nga talagang todo tipid halos allowance na lang sa araw araw ang natitira but its ok kase natuto ako humanap ng ibang source of income. Dati kase day job lang ok na sa kin pero ngayon natuto na ko magbudget at dumiskarte pambayad sa mortgage.
