First time mag acquire ng property..how to's?

Hi,

San po ba ako makakakita ng listahan ng mga property na binebenta?
Nagchecheck po ako sa sulit pero puro condo ung nababrowse ko eh.
Di po ako interesado sa condo or sa subdivision.
Di ren kasi ganun kalaki ang pera ko na naipon.   :bahalaka:
Me nakikita akong binebenta sa ayosdito kaso lang safe po ba itong mga property na ito?

Simpleng tao lng po ako kaya okay na saken ung mga bara-baranggay basta safe at di bahain.

Balak ko po kasing mag acquire ng property this year na pwede kong sabihing akin.  First time ko lang kasi bumili.

Meron po sana akong mga katanungan:
1.  San po ba ako mag lookup ng property list?
2.  Anu po ba ang magandang way ng pagbili ng property?  Bank Loan po ba or Pagibig?  10 years na po akong naghuhulog ng Pagibig eh kasi automatic kinakaltas sa sahod ko.

Pwede ka din mag check sa websites ng mga bank, meron silang mga property for sale.

nakabili ako noon ng agricultural land sa bank mura lang :) (pinagsanla daw yun at di na nabayaran)

I am looking around the Metro sana pero it seems mahirap nga maghanap ng mga properties na for sale dito..

Punta ka sa bangko (branch). May magazine or listahan sila ng properties.

Online websites nila, pwede rin.

Mahirap lang maghanap kung hindi ka maglalaan ng maraming oras, or kung hindi mo alam ang hinahanap mo (specific details).

Hindi puro condo or subd sa sulit at ibang sites. Hindi ka lang siguro sanay magresearch.

Thanks sa advise Sir.  Guess I am learning the ropes pa ren as far as this thing is concerned. 

But I have a curious question about this Real Estate and Properties, parang ang mamahal ng price ng bawat property.  So how do you envisioned earning from buying one particular property?

Sorry, I have been an employee for the past 8 years.  Nagbabasa basa lang about this Real Estates thing. Parna gusto ko sya itry eh although mejo hesitant since ang laki ng pera na involve

First step: alamin mo muna kung anong property ang gusto mo -- magkano ang kaya mo; saang lugar mo gusto bumili; lupa lang ba o may building na; meron kang first/second/third choices.
Second step: Get a broker...sya na ang gagawa nito: to search for the property; pag may nakita syang 3 locations based on your criteria, discuss nya sa iyo before finalizing the transaction.
Third step: Broker will inspect documents... if no encumbrances or title problems, then proceed to next step.
Fourth step: Final purchase.

For buyer, please check kung yung broker is licensed by PRC...be smart to determine if broker did not overprice on the property; although seller gives commission to broker... compare selling price vs zonal value (there is a benchmark for this)...

There are several sources of listings about properties for sale: websites (sulit.com, bahay.ph, adpost.com, myproperty.ph to name a few), banks' foreclosed properties (check with the incharge of that bank), Balikatan Financial Services, newspapers, brokers...buying or selling is a separate responsibility which is handled by a licensed real estate broker... you are an investor and your role is to decide to buy or not...

Tumingin ka sa mga foreclosed property ng mga banks, ang pagibig meron din sa website nila. Kung plano mo maginvest sa mga real estates much better pagaralan mo muna ang pasikot sikot nito.
