Condo vs. House and Lot

For me, lupa pa rin.  I have a very long term horizon.  Sayang naman ang pera kung after fifty years, wala ng worth ang condo mo.  Ang lupa, it will continually appreciate.  Imagine the value of your land after 100 years!

This idea is often repeated in this thread but I think it's wrong to think of it that way.

After 50 years, your house will also deteriorate.

And when you talk about the lot, like the above posters mentioned, when you buy a condo, you have a share of the lot.
So it's basically owning a small percentage of a very valuable lot (because condos are located in prime locations) vs owning 100% of a moderately valuable lot.

I really think it boils down to lifestyles. Condo for fast-paced lifestyles and H/L for more laid back ones.

Young professionals and empty nesters are most likely to lean on a condo purchase rather than a house, especially in the metro.

i'm almost tired of pointing this out; merong condong maliit, meron ding malaki.  merong condo na20 sqm, merong condong mahigit 300 sqm.

yes I understand pero yung "ideal" kasi diba na kapag malaki na ang pamilya may gusto na ng sariling bahay at lupa

I understand and a pro on the convenience of a condo. The only advantage of a house and lot is the 'lot'. When a house or condo is burned or ruined due to some calamity or accident, in a house and lot, you still have your 'lot' to call your own.

But just curious, is there really under the terms and conditions of a condo, stating that the condo is only good for 50+ years?

When you are planning to buy a property on a limited budget, you really have to weigh between convenience (condo) and space (house and lot).

At a certain price point, you can either get a condo with a smaller floor area or a house and lot with a bigger floor and lot area. However, the condo's strength is convenience as you get to save on energy, time, transportation costs, etc if your condo is very near your workplace as opposed to a house and lot, which will most likely be located in the provinces near Metro Manila and is far compared to condos.

Personally, if I am in my younger or middle working years, newly married or starting a family, I would choose a condo so that everything is practically near, especially the workplace where we spend most of our time to earn money for ourselves and family. The time and energy that you save on travel, you can spend it bonding with your family or on other productive means like if you want to do a part-time gig to earn more.

Then later in life when you have saved more money, you can buy your dream house and lot then which can also be your future retirement home. You may have your condo rented eventually for passive income or sell it at a higher price for the purchase of your new house and lot.

But it also depends on the kind of work that you have. If you are an OFW, with a workplace overseas or onboard a ship, then getting a house and lot is a viable option since there is no need to go to Metro Manila daily.

advantage ng condo:

1. convenience
2. security
3. maintenance
4. features
5. amenities

madami pa advantage ng condo. lalo na kung malapit sa mga centers and other establishments. especially if you're working or student. :)

I would agree with this. However, if you're planning for a lifetime investment, house and lot is much appropriate. But I like condo than house and lot as a property that can be used for business purposes or safe haven :)

how about privacy?

anong ibig mong sabihin? wala naman yatang condo or house & lot na hindi "private". As in basta sarado yung pinto hahaha.

No my friend, Houses are not for the laid back ones as far as I am concerned my house is the biggest motivation of my success.they are also for those who know how to live a impressive lifestle.

I'd go for a house & lot if I were to live in it. But if I'm going to use it as investment, I'd go for a condo then I'll have it rented out. Personally, I don't want living in a condo. Scared of earthquakes. And I want the feeling of being able to roam around in the lawn. But that's just me. :)
