What to do with your real-estate properties?

Just a question to PMT Forumers,

I bet that you have real-estate properties aside from your house and lot, what did you do with it to make a monthly income?

What if the property is raw?

I would like to start a healthy discussion with you guys.

Thats the reason i never invested in raw land. Its just a headache. And capital can be tied up for such a long time.

If it was a farmlot...then you can make it a Mango Farm..and have some farm animals on it.

But if it is a residential - try to build an apartment..
Commercial lot - have it for lease.

Just my ideas

^ I agree, if it is a residential lot, it's hard to get back your capital if you don't build something in it, specially if you are having mortgage.  The appreciation of the property may not cover the interest rate being charged to your loan.

If it's a huge property, then you can make it as a parking lot. I've worked in an asset management before and we have a huge track of raw land beside a famous theme park. So what we did is to have it lease to the owner of the park.

To make your property turn in a monthly cash machine, you have to start to make a BUSINESS on your vacant property.  Making a business requires CAPITAL and other RESOURCES. You must study it carefully because good money invested might not produce good profit.  Empty lot + additional capital maybe = or not = profit.

Alternative scenario - raw land?

wait for the value to go up over time and SELL IT at a discount to market rates but with decent capital gains. (No additional capital required).

Yes. Some of my properties are raw lands e.g. Sandy beaches. Although it is pretty rewarding (capital gains) but the turn around is a bit long.

the only way you generate cash for your raw land is turn it to something useful & productive that generates an income.  It will require CAPITAL, RESOURCES, & TIME.  Are you ready to take a loss in case the planned profit does not take hold?

Nakuha ko lang ang practice from my father. It turns our to be a good deal, if you hit it, jackpot. Although right now, I'm planning some of my unused money allocated in other investments. Since I'm venturing out in a new practice, I'm going small and learn first. I can fork around 100k for a new endeavor but I don't know where to go.

As to the raw beaches, I'm planning to develop the place bit by bit. Still, it will take a year of preparation to get things all in order.

sa raw beach, a suggestion,

if your raw beach is higher in ground level at some point in your property, that you can construct a structure without a chance being submerged in ocean water, you can try the 'time ownership' business.

you build resort homes with time ownership and non time guests/tourists can lease the place. 
time owners will help you pay off the capital needed for the structure while non time guests/tourists will pay for the operating cost plus some profits.
