Too many Real estate

With too many condos and real estate was built and still ongoing building more in philippines within metro manila excluded in provinces...Sino ba ang mga bibili ng mga ari arian na ito? Is it good or bad having lots of real estate?

mga taong bibili nito?

our population is growing while our land area is not. especially in Metro Manila, where folks from the nearby provinces send their kids to colleges, eventually look for a job & most probably settles here. where do you expect them to live?

marami pa rin sa mga kababayanan natin ang wala pang sariling tahanan, me included.

Yup..our population is growing...and many more do not have homes yet...

Pero mas madami walang pera pambili ng condo na yan.

Masarap sana magkacondo pero para ka din nagrerent kasi may mga miscellanous na babayaran plus pag d na kaya ang maintenance ng management ipapasa sa mga owners..

sad truth @ dont. condom nga walang pambile e condo pa?

target market of condos are upper middle class which includes families of OFWs, SME owners & high salary employees.

since the topic is pertaining to within Metro Manila. prices of lots are going up, construction cost going up as well, population well.... so developers has to go/ build upwardl. for the rest there's low cost housing in near by provinces around the metro but that too proves to be expensive for the masses which comprises the lower C, D & E market.

kaya nga maraming squatters sa MM diba?

housing bubble? medyo parating na especially sa condo projects give it another 2 years. so sa mga bibili, better wait for it to buy em' at their cheapest. but for a piece of land within metro manila. malabo ng bumaba pa presyo. prices may become stagnant for a while, but it will always go up up & away!

ang galing ni sir estafa...pero pag nagchecheck in ako sa motmot once in a month eh weekends ako nagseschedule para magbawas ng lakas..mapasogo o nice punuan lalo na pag friday,saturday at sunday...*_*

Hindi pinapasa sa owners ang maintenance. The owners, through the initiative of the developer, forms a condominium corporation and that corporation handles the management of the common areas. The corporation has the prerogative to hire professional property management services.

kasi nakita ko yun sa chateau condo somewhere in parañaque... they have notice in there that they will collect additional fee to sustain the building maintenance blah blah... :ninja:

@:Don T, I agree, properties in pinas are pricey and tiny. new subdvsns pops up targetting OFWs or foreigners or retirees from different parts of the world, some of the local kabayans naman hindi kaya to purchase a house that is over 80 sqm coz its mahal. others take risks but end up to foreclosure. sana babaan nila ang prices ng real estate to attract more foreign or balikbayans like me. coz i dont mind paying P2.5M but at least fully finished na at lilipat ka na lang(excluding appliances & furnitures of course) as long as the measurement is reasonable.

agree ako dami nga condo's projects sa MM ngaun. and its still going to peak, I think hindi naman magkakaron ng buble burst kasi if loan naman yung condos the bank here has a strict requirements. Hindi pa rin common ang no downpayment lipat agad. But still there is cause of alarm. Want a cheaper alternative, buy foreclosured properties.

I think the minimum size for a condo to be "liveable" is around 60sqm. Smaller than that, then it will be just like a Big Room. Who can live in a Big Room? Yeah for short periods, for bachelors or singles...yes..pero in the long run, i don't think so.

Imagine, doing your cooking, laundry, dining, sleeping in a 22sqm flat. You call that life?

Then they will charge you like 2.5M, 20% D/p then the 80% balance you have to pay the rest of you entire life?

plus miscellaneous.  pag gusto mo may parking, babayaran mo pa /sq. m

kaya dito sa makati, tuwang tuwa mga tow truck.  yung mga nakatira sa condo na may car, pinapark lang sa sidewalk yung car nila.  pag 7am na at napasarap ang tulog nila, fine na agad.  kung magbayad naman ng parking sa parking lots, gagastos pa ng 3.5k per month.  

may mga bumibili kasi ng condo na ang unang tinitignan lang ay yung monthly amortization nila.  kung kaya nila, sige bili sila.  

dahil din sa mga tinayong condo dito sa makati lalo na dito sa place namin, lumalala ang baha.  napansin ko, kada nalang may itatayong condo dito, pabilis ng pabilis ang pagbaha pag umuulan.  pag may malakas na ulan, wala pa 15min.  baha na.  on the otherhand, pabor din naman ang maraming condo pagdating sa may negosyo.

may mga bumibili kasi ng condo na ang unang tinitignan lang ay yung monthly amortization nila.  kung kaya nila, sige bili sila. 
This is the Trap...buyers normally buy condos..na thinking yung monthly amortization nung 80% balance nila is nearly the same lang ng 20% D/p (which is normally at 0% interest).

Kaya madami na foforeclose eh. Kawawa ang buyers..Swerte ng mga Agents..May commission na naman sila.

Actually, hindi nakukuha ng agents ang comm nila ng buo until maka-full payment ang buyer. May nakuha silang small percentage from the 20% pero maraming developer di binibigay ang full commission until full payment.

kaya ang mga involved sa project selling kelangan tuloy-tuloy ang benta kasi di naman nila agad nakukuha ung full commission nila.

^ does that mean agents will wait for 10 years or even 20 years depending sa loan para makuha nila ang buong commission nila?
