Real Estate Developer LGTM Corporation – Really Bad Experience

Hey guys, read kayo about my bad experience about this LGTM Corporation:

Mahigit isang taon na akong considered as fully paid pero wala pa rin ang title sa akin. Up to now, ni wala pa daw definite date ang release ng title ko. Kapal nila!!!

Check my article... complete yan with scanned copy of documents as proof of what I am saying.

i suggest you approach the HLURB to file a formal complaint. next step will be the local government where a development permit is issued.  If all else fails, file a court case against the firm.

sa case namin, HLURB and local government pa lang, nakipag ayos na ang developer hindi na umabot sa korte.

bauer is right.

HLURB should be also consulted even before you start buying a property. Knowing more about the RE company will help you decide if its worth investing in them.

bauer, katatawag ko lang sa HLURB. Ang sabi sa akin dapat daw meron na rin kaming lawyer to file a complain in their office?

not yet.  sa case namin, we just made a complaint letter address to HLURB.  gumawa na agad sila ng action (yung agad- about 2 months after the letter is received).

follow up ka lang frequently sa HLURB after mo mapa receive in person yung complaint letter.

san po ba located yung property, para malaman kung saang HLURB hahawak... dealing with HLURB needs your presence to talk to them ...

sa amin HLURB malapit sa kamias, Quezon City.  HLURB region 4 ang territory nila (covering laguna, batangas, cavite, et.al.)

I see... galing na ako dito sa HLURB office na ito... suggest that you go straight to the Regional Director with your formal letter of complaint ... pag in-endorse yung sulat to one of the lawyers there, make sure that follow-ups are also formally done... suggest that when you submit your letter, its contents should be direct to the point ...

@jsanvict : hinde po kayo nagiisa. i also had a very bad experience with LGTM. together with my tita and tito. 3 of us bought a property at LGTM talisay, kami ng tita ko 1 payment na lang at complete na namin yung 100% payment. anyway we wanted to withdraw all the payments we made to this company but unfortunately mukang ito talaga ang style nila. We hired a lawyer and also filed a complain at HLURB and LGTM office. Based from the preliminary hearings ayun maraming dahilan ang LGTM. it will be a long shot pero i think getting a lawyer is better than waiting for nothing from this F@cked up company.

OH man! buti na lang at di ko pinatulan ang developer na yan. I went to their office in Bataan kasi sila may hawak nung isang property na gusto ko. Mura kasi and okay ang location...

LGTM is a company owned, I think, by the Camacho's... but their projects mostly are JV's... suggest you check with their license to sell and if they got a license number, it is definite that those projects are titled for their subdivided lots...

Ngayon ko lang nacheck ang thread na ito. So far wala pa rin development sa pagbigay ng title namin. Hindi pa kami nkapagfile ng complain sa HLURB.

@jomor kahit meron silang license to sell kung hindi nila binibigay title, no good.

@n5110 meron ka bang copy ng formal complain na nafile nyo?

Guys, I need help on what should my formal complain look like and contain. can anyone help?

LGTM has a great cash flow problem. They are my currently my company's client which unfortunately can not divulge anymore details than that :)

kung may cash flow problem, baka nga naka-collateral yung mga titled lots na di matubos-tubos...

@if others would need help, we can come up with a process to do ...
