hi!

plano ko po kasi pumasok sa business na sangla-tira. Yung may magsasangla ng aparment/house sa iyo for example 100k for 2 years. Tapos bali ang interest mo dito ay yung pagtira mo or pwede mo pa upahan.

Ask ko lang po kung sino na dito may experience or knwoledge sa ganito. Any tips? thanks  :D

kilalanin nyo po muna at magtanong tanong kayo sa pagkatao ng nagsasanla. mas maganda po kung kukuha kayo ng sangla tira o papaupahan nyo kunin nyo po ang mismong titulo ng bahay kasi po base sa experience ko po mas naoobliga na tumupad sa usapan ang may ari kapag hawak mo po ang titulo ng bahay, dahil madalas kung wala ito kahit my kasulatan kayo nangyayari pa din na magbibigay lang sayo sa mga unang buwan susunod sila na din ang nagmamani obra at katapus tapusan sila na ang kukuha ng renta. mainam po kng kayo ang titira kasi hindi nila basta basta magagawa yun pero kung ang plano nyo po ay para paupahan mas maganda po na kunin nyo ang titulo bukod sa kasulatan at least kahit ano mangyari hawak nyo ang titulo at hindi nya din ito basta basta maisasanla uli dahil po madalas talaga ay ganito ang nangyayari.

thanks sa tip, paano kung rights lang daw yun? Ang rights ba is wala pang titulo ang house?

balak namin kami titira kasi nagrent din naman ako para free rent na din ang magiging interest ko

maari po na wala pang titulo kasi right pa lang kasi yung iba kung kinuha noon ganito din at sumakit talaga ang ulo ko kasi karamihan sa umpisa lang maganda. kung kayo naman po mismo ang titira pwede na din po ang ganon kasi hindi nila basta basta magagawa na isanla pa ito sa iba dahil malalaman at malalaman nyo kung kayo mismo ang nakatira sa isasanla sa inyo at least malaking tipid kasi hindi ka na magrerenta at makukuha mo pa din ang pera mo pagkatubos,ilagay nyo na lang ng maayos sa kasulatan ang kasunduan nyo. pero kung balak mo po ay paupahan wag na lang po kung walang title kasi malaki ang posibilidad na mangyari ang pagmamani obra ng mismong nagsanla.

mahirap po ang magpa renta lalo na't 1st time mo papasukin ito.  baka magulat ka nalang na ikaw pa ang madedemanda ng tenant mo.  or every week nasa barangay ka.   :hihi:

ilagay mo nalang sa bangko pera mo.  wala pa sakit sa ulo.  or mag negosyo ka nalang.  pero kung mayaman ka po, pwede mo pasukin yan, tutal barya lang naman sa iyo yan.  good luck po.   :hello:

Ang tinitirhan po namin nakasangla sa amin, ipapasa po namin sa iba kasi kailangan namin ng pera... Malaki po sya, 2 bedrooms, ung isa Bedroom may sariling C.R., tapos may garahe at maliit na tindahan sa harapan... May sariling metro ng Tubig at ang Meralco ay sub-meter sa may-ari ng bahay...Sangla tira po sya ng Php220,000.00 dati po syang P250,000.00.. 50mtrs lang po Dagat-dagatan Avenue na po...Higit sa lahat Flood Free po sya...

Magkano rate ng upahan dyan sa inyo sa tulad ng bahay nyo? Para ma compute kung magkanong return ang pwede ko makuha sa house na sangla tira nyo. Thanks!

Ang isang sangla tira ay may return of investment (ROI) ito na 100% in 3 years. At dapat talaga you have proper documents like an agreement (debt mortgage is better than just a promissory note, mas may habol ka) and of course tignan mo muna kung sa kanya nga yung lupa na sinasangla (Register of Deeds). Need mo din na puntahan mismo yung lupa at bahay para makita mo.

A friend of mine is doing sangla tira as investments, as of now may 10 sya na ganun. We tried it this year and we will get 34.85% annual gain. Sa baranggay kami nagpirmahan ng agreement para mismo yung kapitan ng baranggay ang nakapirma at nagpapatunay na sa kanya talaga yung lupa. Ang pinaka time consuming lang dito eh yung pagpunta punta mo sa lugar, so better to have someone you know that can always go there once in a while to check. Para din yang ipon sa bangko na paminsan minsan tinitignan mo.

kung ikaw ang titira hindi ba mas disadvantage yong kasi you have to shell out big amount of money kaysa for example if uupa ka lang you will only have x months advance and deposit?

Kung sangla tira lang po no need to assess the value of the land. You just assess the yearly return you could get if you have someone rent it out. Karaniwan at least a year ang usapan sa sangla tira. Pero yung kausap namin basta di nya pa nabayaran yung amount di matatapos yung agreement namin.

Kahit ikaw pa tumira sa sangla tira na bahay ok pa din pero syempre much better kung ipa renta sa iba para may kita. May kilala ako may 10 sangla tira tapos umuupa lang. Bakit? Kasi mahal ang lupa at bahay sa Maynila nasa 15k to 20k per square meter ang lupa ngayon tapos patayo ka pa bahay siguradong mahina 2 million mo. So instead na bumili ng lupa at bahay umuupa lang sila at yung 2 million nya naka invest sa mga sangla tira.
