"Room for Rent' Business in UAE

i had been thinking of doing a ROOM RENTAL business here in UAE even before like 5 years ago. kaya lang previously medyo hindi maganda yung company ko and is not listed on any of the banks so i was not able to make a loan to pay for a flat.

last year nung eligible na kong mag loan ng malaki-laki, ay biglang nagtaasan ang mga flats dito sa Abu Dhabi, which pag i-compute ko ang flat yearly cost vs. rents na makukuha ko sa rooms ay halos walang tubo.

maswerte yung nakapag-start like 3 years before, because they got the flat at very low price. And they are making good money out of it. Some makes better than "double your money in 1 year".

Sa mga taga UAE, sa tingin nyo ba feasible pa rin ang ganitong business. Is somebody here in PMT doing the same business??

Me natirhan ako noon sa Dubai (sometime in 1994), ganyan ang additional source of income niya. Meron siya ilang flat na mina manage for rent. Ang nagiging problema lang nya eh pag merong nabakante ng matagal.

Kaya lang hindi naman ako nagtagal sa Dubai kasi hindi nag prosper yung business ng boss ko.

I don't know if it would still be viable nowadays kasi, mataas daw ang rentals ng Dubai unless totoo na bumaba na lately. Ang magiging problema naman, kumonti ang expats ng Dubai as a resulf of the recession so baka laging merong bakante.

If someone could vouch that it would still be viable, I'm willing to grab the opportunity to augment my sister's income who is now working in Dubai.

Rents for apartments and villas in Abu Dhabi city and surrounding areas have fallen by between 10 and 30 per cent, according to real estate agents.

For the first time in five years the supply of housing units exceeds demand, particularly at Mohammed bin Zayed City and Khalifa City A, they say.

And the agents expect that over the next five months rents will fall by as much as 30 per cent once new buildings, including the 14 towers at Al Reem Island, are handed over.

UAE national owners may try to resist and leave their new units empty for several months, but they will not be able to resist the drop in prices in 2011 and 2012 when tens of thousands of units enter the market.

in Auh city no units available pa din kaya kahit sina sabi nila na mag down ang rentals, where's the unit ...
pataas pa din po renta dito sa city ...at in Khalifa & MBZ city mjo stable ang prices , 15-20 less prices nila compare dito sa city.
probs lang is especially to those with family at mag nag aaral ng anak hirap pag sa outside city ka nag renta kawawa mga bata, aga ksi out sa school.

abt rentals business or making as passive income dito sa city okay pa din naman kso nga lng unlike bef. maganda mo makkuha un unit / flat now mahal na din so onti nalng i-angat for profit.

what i'm aiming now to buy 1-2br flat para dina ako mag re-renta ...imagine in spacious studio alone im paying AED85k/yr wehhhh...

Ganyan ang naging passive income ko rito sa Sharjah, I rented the flat tapos nag pa sublet din ako , ang pinakatubo ko ay yung libri na kami sa bahay yung housing allowance ko naiipon ko . Sa ngayong yung mga nag rent two year ago na mahal yung rent noon ay lugi at abunado na sila , kasi yung mga nakatira lumilipat na sa ibang bahay na mura na ang upa. sa business na ganito kung mabakantihan ka ng isang kuwarto abunado kapa.  Sa ngayon dahil hindi pataas yung rent wag munang mag business na ganito.

Ang pinakamaganda nyan go back to your basics needs.

Rent the flat you can afford if you are alone and get the biggest you can afford.

Then i-pasublet mo yung ibang kwarto.

Ang maganda dun kahit mawalan ka ng tenants, you will not felt hard on paying the monthly kasi afford mo naman.
Kesa naman kumuha ka ng something pricey and mahihirapan ka isustain profit mo dahil sa umaalis na-tenant

@bizmen, grabe naman dyan sa AUH!! di pa rin nagbaba ng rent.
I pay 50% less compared sa haws mo for a 1BR.

feeling ko nga hindi timely ngayon na kumuha ng flat at ipa rent. because if you do it now, the cost is still high (nasa peak yata ngayun e) then after couple of months or a year e baka magbabaan nga ang flat rent, malulugi ka lang. maybe after 1 year when the cost of flats will be stable (due to supply and demand), then baka pwede na uli.

but for your info, and dami ko kilalang flat owners (with say 10 flats), wala silang trabaho dito sa abu dhabi, they are on investor visa, but the profit is more likely 50,000 dirhams per year per flat. very easy money, wala pang amo...

yung kumpare ko may flat siya.  3 ang kwarto, 3.5k dirhams ang rent.  matrabaho lang sa maintenance.  at tama, mahirap lang pag may nabakante ng matagal.  kumikita din siya kahit papaano.  diver siya at yung wife niya executive secretary.

Ok lang mag parenta kung ikaw mismo doon nakatira, mamementain mong malilis at secured yung flat. Pero kung paupahan lang mahirap macontrol , maraming nagiging iligal na activities yung mga kababayan natin , alam nyo na kung ano yun. Kung nagkahulihan yari ka , ikaw ang flat holder , kung mag kasunog yari karin, kung may namatayan yari karin , etc. ......  Hay naku hindi lang nila alam yung risk tapus parang pig pen yung amoy at isura ng flat , dahil walang gustong maglinis lalo na sa kusina at banyo yak!!!.

this is right, some kabayans holding up to 30flats eto un mga nauna na dito they took the flat three yrs back at sa maganda presyo, direkta nila nakkuha un units sa 1st owner...and the contracts sometimes 3yrs kaagad.

meron naman iba, pang 3/4 na mayari na tpos pa rentahan kaya tuloy super tumataas ng todo ang bayad nag mga katulad natin maliliit...iba ksi kabayan masyado swapang taas magpa-upa alam kasi nila na kulang supply di nga sila sumunod sa 5% increase every year. they increased rentals 2 times a yr sometimes more huhuhu

Apektado ito ng bagong UAE law .... kailangan ng tenancy contract para makakuha at maka renew ng Visa... ???
