Pls advise, 11 months na ala pa land title!

11 months na kami fully paid pero di pa naibibigay yung land title namin, sa subdivison ito.

pag pinafollow up namin, lagi nilang sinsabing nasa BIR pa. matagal ba talaga ito sa BIR?

Hmm parang nde ata tama yun. Yung kamag-anak namin, nung fully paid na sila sa subdivision, inabot lang ng 2-3 months yung buong processing time bago nila makuha yung titulo nila.

Tanungin mo yung developer kung ano mismo sa BIR yung problema tapos sabihin mo ikaw ang magpa-follow-up. Baka mamya pala kasi ang problema nde pa bayad sa kung anu-anong real estate-related taxes yung developer kaya nde ma-process ang titulo mo. Kaya nila sinasabing "BIR" ang problema.

Oo nga, mainam sundan mo ang papel. I confirm mo rin with BIR yung status ng transfer. Tapos, sundan mo hanggang Registry of Deeds.

update: nasa Registry of Deeds na daw, at baka within the week ibibigay na nila  :applause:

update, wala pa din hanggang ngayun, mukang niloloko lang kami ng nagha-handle ng aming title.  

respetadong developer pa man din sila at may penalty agad pag di nakabayad sa eksaktong petsa ng month, pero pag-aasikaso na ng title, pinapabayaan na nila.

you should go to the RD and check it out yourself.  thats a pretty long time to wait for the transfer.

Yeah, follow the papers. Don't just nod when they make representations that the documents are with BIR or RD. Sundan mo na talaga.

Naku, antagal nga nyan. Transfer Certificate of Title ba yan? Di kaya naghihintay sila ng 'padulas' sayo para iprocess nila title mo?

What developer is that sir! When I was a real estate broker ng Sta Lucia Realty titling for lots it takes 6 to 9 months to wait for the notarization of the Deeds of Absolute Sale then after that they will bring it to BIR for 10 days and then to the Assesor's Office for the Transfer Tax and another 2 weeks for the registry of deeds. Kung ang pinalalakad ninyo is the developer to transfer the title under your name it will take you a long time to wait, hindi lang naman po lote ninyo marami po yan sabay sabay na dinadala sa BIR. But don't worry you as long as you have the Deeds of Absolute Sale, The Reservation Form and the official receipts inyo talaga ang lote.

Ah... ganun ba yun... actually I have the same case as the threadstarter... My house has been fully paid for over a year already and hnihintay ko pa din ang title... and BIR ng BIR din ang sagot sa akin... Sta Lucia ang may ari ng subdivision, pero iba pa ang house developer ko... if what you say is correct... maybe, by the end of the year kaya makukuha ko na (that's 1.5yrs total from the day I paid the house and lot full)

baka padulas basis na ang hinihintay nyan. ganyan yata ang kalakaran sa mga ganyan eh. yung nanay ko, sya lang nagasikaso ng papeles, at bawat ahensya/step ay may katumbas na padulas basis, kung ayaw mong isalampak ang processing ng papeles mo sa pinakabaul-baul ng mga pinaprocess nila.

pareho tayo ng case, ako naman sa earth+style mamplasan, one year na pero wla pa ding TCT, bale 5 months na nung last kong tinawagan yun. makontak nga ulit, sa kanila pa nman ako nagbayad ng palipat at iba pang payments para maprocess lang lahat.

kami din yung kinuha naming lot from sta lucia, wala pa din yung tct 10 months na...ang sabi nila 6 mos lang ...pagkatapos mong maghulog nang walang palya ganyan lang ang mapapala

so mga ilang months ba talaga bago mabigay yung tct? tuwing nagfofolow-up kami sinasabi lang on process daw...ok lng ba provisionary receipts(di ba yun ang binbigay kapag PDC) lang nasa akin di ko pa nakuha yung OR, yung ibang hulog ko me OR na, yung last lang na binayaran ko ang wala....
