Just wanted to have this topic for those interested in foreclosed properties, share niyo naman if there are offerings from banks here :)

Yup, may sariling section ang foreclosed properties na ino-offer ng mga bangko sa sites nila.

Siguro, pede niyong i-post dito sa thread yung direct links dun sa foreclosed property section saka pag-usapan sa thread na ito ang ilang issues o experiences niyo sa pagbili ng foreclosed properties.

Mga ilang tanong: Mas makakamura ka nga ba? Anong mga problemang na-enkwentro mo nung bumili ka ng isang foreclosed property? Paano ang process ng pagbili? Etc.

actually ako di pa ako na kabili nang foreclosed properties from banks but i was supposed to buy before kaso lang di natuloy.  I inquired dati about foreclosed agri properties because i'm interested in one.  but the one na nagustuhan ko have tenants so sabi nang bank medyo matagal at mahirapan pa ako so yon na di na natuloy.  he he natawa nga ako because the bank is supposedly to aggresively market their npa's pero sila pa nag discourage sa kin, ok rin ah.   i also heard from others na it's also ok to buy foreclosed properties in pag ibig or sss.  marami din daw don and ok rin.  sa iba dyan share rin kayo experience nyo.

Nag-inquire din ako sa Pag-ibig dati, mejo mura nga yung presyo nila. Ang isa lang prob kapag may nakatira sa isang residential property na foreclosed na, pag binili mo, ikaw raw yung may responsibilidad paalisin sila. So either bayaran mo or takutin mo sila gamit ang abugado o pulis, o makipag-away ka sa kanila hanggang sa lumayas sila dun sa property.

^yan nga sabi nang bank sa kin pag may tenants mahirap talaga sa side mo as a buyer so dapat hanap ka nang clean na title mamaya kasi ikaw pa balikan nang mga tenants na yan so ikaw pa maging biktima.  so di talaga advisable na may tenants ang bilhin mo ako naman kasi that time gustong gusto ko talaga ang property na yon pero at the end nag decide rin ako na i give up kasi nga parang di rin worth ang hassles.  oo nga dami talaga ako narinig sa pag ibig na ok daw yung mga foreclosed properties nila at mura.

@Mags ok lang pag may nahanap ka share mo rin dito or may experience ka share mo rin

Its a buyer's market now for the real estate industry because there's an excess of inventory due to lack of demand and cash flow problem. There's nothing special with Foreclosed Properties as most of them compete based on the market value. Palaging open competition ang mga presyo. The banks need to recover its investment kaya hindi pwede itong magbenta ng palugi o super mura. Business sila at hindi charitable institution. Kung minsan mas mahal pa ang mga foreclosed properties. Kaya when you buy a foreclosed properties, it is on AS IS WHERE IS basis. Ibig sabihin problema mo kung naruon pa ang previous owner at ikaw ang magpaalis sa kanila!  :harhar:

according to a real estate teacher of ours, you should check out the foreclosed property itself before buying it.

Minsan kasi, sobrang laspag o "cannibalized" na yung property and would just cost more if you would try to refurnish or rebuild the place.  So dapat check it out first.  Many are lured in by the competitive price, but selection of the place itself is another question.

dapat icheck din ang "security" ng area, many advertised farmlots are within the NPA country. hirap maipit sa crossfire at revoluntionary taxes...

yeah there are many online sources out there that you pay a small fee to have access to their database of recent NOD's and foreclosures. Just do a google search!

At least i know sa BPI meron silang parang magazine or phamlet ng mga foreclosed properties nila :)

just visit them and makita mo yun libre :)

lahat ng bangko nagbibigay nyan ng libre basta mag inquire ka lang sa kanila. Ung sa BPI meron ako nun, maganda ung magazine(?) nila kasi may pictures at location map, pero max 75% lang pde nila ipautang, the rest to paid within a month. Nakahingi rin ako nung sa unionbank pero ang konti lang ng forclosed properties nila right now. Kung nabasa mo yung libro ni Larry Gamboa, ganun pa rin ung terms nila hanggang ngayon.

If the properties are foreclosed, they are no longer in the hands of developers.

sa PNB Dagupan branch nung nandoon pa kami,maraming foreclosed,yung iba magaganda sa mga subd.kaso mahal din talaga.Yung medyo pangit-pangit nman sira na kasi bago lumayas daw yung dating nakatira binaklas lahat pati kisame etc etc na pweding dalhin.So kumbaga wall nlang nakatayo ska bubong pero in fairness malalaking bahay nman ska syempre gagastusan yung pagrenovate.Yung isang tiningnan ko din ok pa yung bahay maganda ska bahay mayaman talaga,kaso sa empty lot sa may likod merong 3 squaters na nagtayo ng mga bahay nila cement din yung structures.Balita ko sa mga tao doon na ipaglalaban nila na byaran sila ng bangko bago sila lumayas doon or ipaglalaban daw nila hanggang putulan ng bayag!!...jesus christ kktakot nman kya umatras ako sa propeting yun :) Dami pa nman bunga nung 3 mangga na belong sa property.Sabi nman ng pnb lady na sila daw ang bahala sa mga squaters..5million yung property kaso di ko kinuha bka pati ako putulan hahaha
Yung mga foreclosed ng banko:dpat personal ka pumunta tapos attire businessman ha pra maentertain kang mabuti..bibigyan ka ng sandamukal na listahan.Tips ko...sa Chinabank dyan sa Makati ang dami nilang foreclosures..naiwan ko lang kasi dyan sa bahay ko sa pilipinas yung binigay nilang listahan ang dami talaga.
Try ko din hingian ng listings yung manager ng mga banks na kilala ko there..tapos ilalagay ko dito.Godbless

Actually that is just the tip of the iceberg. If you go to http://foreclosured.blogspot.com there is a list of rural banks which don't even bother to advertise. Only the major banks tend to advertise properties. As a consequence those properties are over-priced.

another problem sa mga foreclosed properties ng mga banks ay pinagpilian na daw ito noong mga insiders para sa kanila at para sa mga contacts nila. in short, tira tira na lang ang open for public. I usually have contacts in the banks , They tip me  off on the good buys. I reward them for their efforts.
Get contacts in side the bank way way better then reading the newspaper.

Tama ka dyan frankob, the rules of the game have changed.  Since Malakihan ang kita sa Foreclosed Properties, dapat may group ka na may connections sa loob.  A friend of mine got listings bago pa ma-published & BIG FORTUNE ang pinasok nito sa kanya.

Daig ng MAUTAK(maagap) ang masipag.

be wary when buying properties where there are tenants specially if they belong to a squatting syndicate like the tallano group.they have a battery of lawyers, rogue police officers etc that will make life hell for you.kung malas malas eh i pa ambush pa kayo nung papalyasin nyo.

@S0909, For public auctions, investor bidders are usually advised to make an agreement among themselves who will bid on which property, otherwise, prices would get too high. Investors usually lose the bids to end user home buyers who are willing to pay higher. For the Metrobank listing I posted, these are for negotiated bids, you just have to submit offers, you can actually submit low-ball offers if you can give valid reasons.

would they allow oculars? i started today looking at some of the properties i was eyeing for, only got what i think an approximate of the area, for a condo i just had a glimpse of the building but no idea how it is inside (is it well maintained etc.)

after a bid is submitted how long will it take for me to hear from them? will they require documents to be presented prior to bidding?

if i were to represent somebody like a relative abroad, what will i need? should the bid be on my name or to whom i represent? (i'm seeking which would be easier to faci the bid process, not encounter bumps along the way)

^Yes, doing an ocular inspection prior to submitting a bid is highly recommended and at times they say this is required and they will not allow you to buy a property if you have not seen it yet. This applies to unoccupied properties. For those that are still occupied, just walk away and stay away from such properties. :yoohoo:

As for pre-bid requirements and turn-around time, it really depends on the each bank so you would need to get these details from them.

If you are representing someone who is abroad, I believe you would at least need to have an SPA. For other specific requirements, you would need to check with the specific bank who has the foreclosed property you are interested in.

Lately I am browsing some foreclosed properties esp but i noticed if the price is good, if inquire on them, sold na raw. So i believe sometimes they include in the property on the list even if it really does not exist at all to make their list attractive. Just my opinion.
