Hi! I would like to build a 6-door apartment. I'm thinking of having 2-floors, three doors on each floor, approx 30sq meter each. I have an 1.8M budget. I haven't spoken with an architect yet but I would appreciate inputs from any one of you who has experience in apartment building. Do you think 1.8M is enough? Is it true that having a second floor is more expensive than just building the apartments in one floor? Lastly, how much can you rent out a 30sq studio apartment located inside a subdivision?

Any info would be appreciated. Thanks!!

1.  1.8m? depende kasi sa design ng apartment mo. Mas Maganda mas mahal. Dito sa lugar namin sabi ng mga engr. dito mga 10,000 per square meter ang pag construct ng residential house. just to give you an idea.

2. of course having a second floor is I think expensive than having a single floor only.

3. Depende rin sa price sa lugar nyo at depende sa apartment mo. survey ka muna para maka siguro ka.

hi batot, you mentioned 10,000sqm if you will construct residential house (excluding lot) saan ba yung lugar mo? yung 10,000sqm bungalow type ba or two storey house & lot? Thanks

yes, 1.8m excluding the lot. I got a land in the Visayas area so I'll probably build it there. If bungalow is cheaper, then I'd probably go for that. Having a second-floor is and advantage coz I  can maximize the space. It need not be high-end, just a decent place that I can rent out for a decent price, P7500 maybe?

try to check the financial ratios before ka mag invest.  like if the average cost of construction is P10,000 per sq.m. at yung average income is P250 per sq.m. (P7,500 at 30 sq.flr. area) so ang returns mo ay about 2.5% per month then it's a good return for your money.  But in actual situation, eto pa ang dapat mo alamin na maaaring makabawas ng malaki sa returns mo.

1. real property taxes
2. income taxes due
3. insurance premiums (syempre baka masunog apartment)
4. repairs & improvement (everytime nagpalit ng tenants)
5. loss income (everytime may aalis na tenant at tenant na di makabayad)
6. loss opportunity cost (walang uupa kasi mahal)
7. maintenance & security cost (kung walang bantay baka nakawan)
8. unexpected utility cost (yung tenants na di makabayad ng ilaw, tubig, telepono, cable)
