Title: Any recommended real estate broker or agents?
Post by: tinny_rn on Jun 29, 2016, 09:16 PM
Hi guys,

I want to sell or lease/rent my condo unit in Makati. I know I can make it as do it yourself by posting in the internet but I might have a hard time looking for the right person and I am also based abroad so I might be needing the need of professional real estate agents or brokers... Any recommendations na mabilis at magaling sa sales? Thank you....

It is better to have an in-house agent. You can check their contacts at the developer's website.

I am a licensed broker/civil engineer/urban planner. I rent out my sisters' condos and I also have a condo sharing in BGC (which I rent out per bed). Do you still need help?

I can do the ff:
- property management (electrical/plumbing/mechanical/architectural maintenance)
- project development (get you an interior designer/architect for fit-out, bid to contractors, award project, execute construction contract, oversee project completion, punchlist and handover)
- leasing (lease out your unit, will deposit the check to your account)

Rate varies depending on your need.
- property management (retainer fee of per hour, agreed fixed hourly rate)
- project development (5% of project cost or fixed monthly rate; depends on agreement and scope of work)
- leasing (rent control act as basis of commission: prorated if less than 6 months or 1 month rent per year )

As for selling, I find that too tiring, so I'm not really into selling properties.

Preferred areas: BGC, Makati, and Ortigas only. PM me, if ever. :)
