nabasa ko na rin yung book ni larry gamboa na think rich pinoy. seems really really nice and very feasible yung mga example. But it seems na kailangan mo paring ng atleast 20 % ng kabuuang halaga ng real estate na gusto mo, pang down payment sa bank.
sa example nila, kung sasali ka sa isang auction ng union bank, you need a managers check of about 20,000 pesos, deductible sa cost ng winning bid mo, o kya redeemble kung wala kang napanalunan.
After 6 days you need to give 5% of the cost then after 30 working days, the other 5%. That will be your downpayment to the bank and as a trust deed, giving you partial power over the property. So pwede mo nang ayusin, pagandahin para pwede nang parentahan.
you need atleast 30%-50% of the real estate cost para sa renovation at advertisng. Pero bawe naman itong cost na ito sa initial downpayment ng mga tenants mo. The monthly rent should be 10% or higher if you want na makabawe agad.
Larry gamboa said in his book na mas ok nga ang rent to own. Primarily because wala ka ang resposibility sa property. Tenants mo na ang bahala sa pagpapaayos kung merong sira yung unit after a 1 month rental.
Rent to own works this way:
1. find a tenant that will agree for a rent-to-own apartment. 2. They will rent your apartment for 15 years, with out delay in rent, and it is theirs to keep. 3.They must agree to shell out a higher rent fee than normal since this is rent to own.
Like a franchise that prmise to give you full rights after some time, dapat meron ding documents stating the contracts, rules, and agreements between the tenants and the owner.
P.S. Interesado din ako di2 kaya lang wala rin me initial capital. Kung meron diyang mga PMTers na gustong magventure, why not i fund natin ang pera natin and buy in an auction. Wala namang collateral kung sa auction ka bibili eh.Anu guys, what da ya thenk?

Interesado ako maki joint venture kahit sa isang property lang. Kung kelangan ng investor, just inform me, baka meron ako mai contribute.
If you need additional investor let me know... I'll get that book na rin, I saw it na before pero I just browsed thru it and binaba ko rin agad kasi nagmamadali yung friend ko.

To all PMT peeps, if you're forming a group whose goal is to invest in foreclosed properties kindly inform me, I may be able to pool in some cash from my savings... I wanted to try this thing all by myself but since I'm new at this I haven't developed the courage and the much needed skills to try it out. I really want to learn and have the guts to do this, as a group maybe we can all learn together? I read almost all of Kiyosaki's books and attended Mr. Gamboa's seminar.  guilly ortiz 0917-8861732

hi..bago lang ako dito sa PMT..and with regards on this topic...i recomend the book of Rober Kiyosaki..RICHDADPOORDAD... at sa mga di mahilig magbasa..they can also get the audio of this book...ang tawag ko sa book na ito is "RE-BORN"...is one of the best book... join rin po ako sa venture na yan..sabihan nyo lang po ako..im planning to go home to pinas by nextyear...tnks for the infos..

hala ..... mag1 taon na itong thread na ito ..... wala pa din nangyayari ......  ika nga ..... the time is now ...... message nio ako kung gusto nio sumali ...... bgay nio ung experience nio about foreclose property investing .... and how you want to participate (financing / tiga-hanap ng properties / etc) ........ mga 10 persons pede na cguro ..... 1 month from now ..... mag-come-up ako ng list ....... den decide tau who will be our leader ..... den go na tau

To those interested... why dont we all attend the Upcoming PMT EB? maybe we could meet up there and after the EB try to form a group with foreclosed property investing in mind? whatyathink?
@jhesqi - yup I've been into other forums also, been active there for months and never saw it materialize, all I hear is lets meet up and do this and that, lets form a group so we can do this and that, nothing concrete ever happened.
what do you think guys?

Ako din interested sa foreclosed property investment. I'm planning to attend larry gamboa's seminar this november. Naging resource speaker na din sya at nung iba nyang affiliates dun sa seminar ni Bo Sanchez on financial coaching which, I have attended. Kaya interesado ako mag-attend sa seminar nya to learn more about investing in real estate.
May nabuo na ba kayo na pool ng mga forumers na interested din sa ganitong venture?
Why don't we set a meeting na nga tapos pag-usapan ung details. Pwede ding during the meeting, gawa na tayo ng draft ng memorandum of agreement at set of guidelines para sa mga gusto sumali dito sa business na ito.

Now that is a cool action, funny wise I am having a website ready but have planned in a different direction buying so called Off - Plan, Properties, now when thinking it over it makes total sense to mix that 2 together it can then be made even more safe and secure. Site is online and I am still working on it but the concept is clear. Ok now anyone who wants to be a part of the Team, and Team means for my understanding working together and not just writing and talking together and nothing gets done. Team must consists good administration Members, a good book keeper, the ones who find the properties, the ones who evaluate it. I did all of it on my own but this is not gone work if we want it make a really big business out of it. Here in thailand where I am at present Low housing appartments are a good business, and that kind of property are great for all industrial areas, because workers can live cheap in a certain standard near their factory. Office work will be processed more and more outsourced so appartments whit wireless internet are becoming as well high in demand, the options which the Web2 offers are just in the startphase. I have a complete plan for it and in the progress of work. Did here in Thailand upgrade a property for the Owner, which where priced at 29.000 USD. in a way that when he sold it 4 weeks ago is has been sold for 47.000 USD, the costs for upgrade where 6.500 USD. I tested and tried all options mentioned from R.K. and Donald Trump and they work brillant when you look for a niche market. To compete with the world leaders in Real Estate requires more experience and an office and legal set up which I am still missing. So playing within the Off - Plan market and Foreclosure for selected objects makes the most sense. Check my Ecodyke.com and if you are really willing to make it then contact me.
