@ Shaun - Thanks!

Just read your comment sa blog, which is why I am here right now, thanks! I just realized ang tagal ko na palang hindi nakakapasyal dito sa PMT forums. You're welcome bro, sa next auction magtataas ka na rin ng paddle and then we shall all clap because of your winning bid.

@ CI - ahehe, medyo conservative lang siguro. i hope to see you again soon sa upcoming auctions, malapit na yata yung sa UCPB (as far as I know eh once a year lang kasi yon).  Yeah, cool!

@ Dont - actually okay lang if you end up winning with a bid higher than others as long as lower pa rin yan sa ceiling mo or maximum allowable offer. In this case, just like what Shaun said, I was the only one who made a bid on the property. Most probably no one paid attention to that property because there were no details on the print ads. Good thing my broker not only gave me details, she also insisted I visit the property.

secret muna...baka magalit si ph_investor, sya na lang magsabi baka i-post nya naman sa blog nya abangan na lang natin... :cool2:

@ Shaun - hindi naman ako magagalit siyempre. Pero I suppose it would be better to keep things under wraps for now kasi technically hindi pa siya done deal until the CTS gets approved. Wish me luck!

Isa sa mga Idol ko yan si ph_investor. Information on his blog Foreclosurephilippines has tons of crucial info about property investments. Isa sya sa naginspire sakin to dive into the real estate business. Kudos to you ph_investor and may  luck shine upon your endeavors.

@ Microcube22, napablush naman ako sa post mo... hehe. Thanks and I also wish you and everyone here success and financial freedom! :cool2:

Guys, I need your advise.  I bought a farmland somewhere in Tarlac.  It is more than 6200 sq. m.  Does the bank take care of the consolidation and transfer of the title to my name?  Or ako pa ang maglalakad nun?

Ikaw pa maglalakad nun.. Go talk to a lawyer. My limited knowledge of the law tells me that need mo pa notarize yung deed of sale mo and then go to the registry of deeds na may jurisdiction dun sa place and iaannotate dun sa TCT na ownership is transferred to your name na...

I am seeking for an advice to the experts regarding this matter:

if for example po, I want to buy a house and lot pero tax declaration lang po ang hawak ng owner. The owner is lived on that house for 20+ years na. Hindi lang naasikaso ang bahay at titulo dahil naparalyze and after how many years namatay yung asawa ng owner (the house is inherited by paralyzed wife from her parents). The owner/seller is offering a low price because of this matter (P900K for 192 sq.mtr). :thankyou:

please make clear your comments (to my knowledge ) usually if the wife inherits its 50-50 un pag-aari.  if they got children may say po ang mga anak nung wife so dapat clear din ito sa mga anak nya...

Sama ako sa mga meetings! I'm really interested in learning this.
