before you proceed with actual construction,

secure a loan first with pagibig at pag approve, then ikaw muna ang maglabas ng pera.  after 30% accomplishment, ask pagibig to check and request them to partially release the loan amount to you.

attend ka muna ng seminar sa pagibig regarding sa loans so you will know all the requirements.

Ang requirement ba sa house construction eh Design and Material take off na may duly sign ng architect or civil engr d ba? So kung ang MTO nya worth 1.1M pero ang need ko lang iloan eh 600K. pwede ba ito lang ang iloan ko?

^oo mas mabuti at gusto ng pagibig kung mas malaki ang owner's equity.  bukod sa nabanggit mo na design at material take off, kailangan mo rin ng specification, titulo sa lupa, realty tax payment, location/property plan bukod pa sa iba pang requirements.

^^ sir bauer yung LOT na balak kong patayuan eh naka loan din sa pag-ibig iyon kung baga additional loan lang ito para sa house construction.

1st tym q poh gumamit ng PMT...

Im 22 y/o.
2010 nging member aq ng pagibig kc ngwork aq sa fastfood for 4 mos.
tpos dnq nkpghulog sa pagibig kc dnq ngwork.
2011 nag migrate kmi dto sa canada,
gsto q sana mgavail ng housing loan.ask q lang poh kung pwede pa qu^^
atska panu po b mga procedures?

I think to start with you must have at least 24 months total contribution to avail of a housing loan, if you are short of that tenure, you can pay PagIbig the remaining months to complete the 24 months.

What do you think of converting to Bank Financing?
Ang Principal nalang ng bahay ko is around 300k, what i do kasi is i always pay excess to the principal monthly, kaya napabilis kong bayaran in 2 years time, papayag kaya ang PagIbig na magloan ako sa bank to pay the remaining Principal fee? Kasi ang terms ko sa PagIbig eh 20yrs to pay, im only on my 6th year, nanghihinayang kasi ako sa interest na naaaccrue sa monthly installment..

hello po i'm newbie! ganun pa din po ba yung pag-ibig HL process, kasi before may seminar now wala na, meron pa po bang appreance if mag-aapply ng HL sa Pag-ibig?? Ok lang if Saturday yung appearance eh.

ask ko din po, ok lang bang mag-change ng career or mag-resign sa work after NOA or Notice of Loan Approval? makakaapekto ba yun sa Pag-ibig loan takeout if nagkaron ng bagong work??
Pls help.

Hintayin mo muna un Notice of Approval. Kase may mga verification or CI pang gagawin sayo yan. And hindi naman makakaapekto sa loan takeout kapag nagbago ka ng work, since ibabase naman nila ang approval mo from the credentials/income that you submitted from your existing work.

to those who have pagibig housing loan for a long time, has the interest moved throughout the life your loans? kasi ang sabi, it will just be fixed for 3 years and might be adjusted upwards but no more than 1 to 2 percent. Im thinking about paying it off next year. dont know if its a smart move.
I am on my 6th year now, they gave me 20 yrs to pay, i might say mine has no increase (yet?) since the monthly amortization i am paying from the start has not been changed until now.
Curious din ako sa repricing ba un? From what i heard sa developer orientation ko before, after every 5 years daw nagkakaruon ng repricing, parang they will compute your remaining principal again or something like that, i asked PagIbig about it once but the explanation is not clear eh.

Guys, just wanna pass this query from my sister, she got a house and lot though pagibig and during that time it was a pre-selling.. after ng approval and everything.. now she's planning to sell it na more than 1 year na sila nag huhulog... kasi nahihirapan mga kids nya sa lugar..(Cavite) traffic and everything lalo na as a commuter... kwestyon is anu ma advise nyo para madali ma sale ang house and lot,,

gud day po! new here! interesado po kami ng husband q to avail the pagibig housing loan..mr q po ang magloloan dhl xa ang member at pasado xa sa 24mos continued contribution..naghahanap po kmi ng rent to own d2 a marikina pero my nagalok po samin ng lot which is 50sqm worth 500k at ang sabi ay ppede nmn dw pong magloan ng combined loan like buying the said lot and then constructing a new residential doon.. ask q lng po kng maaprobahan po b ung ganun? anu2 po ang kailangang papers pra d2? maglalabas prn po b kami ng cash? thank you po..

do you know how much ang gastos sa mga taxes if ako mag shoulder ng expenses/

the house is 500k quezon city area for 39 sqm.

hello guys new lang po ako dito may tanong lang po ako...
kumuha po ako ng bahay thru pagibig HL natapos ko na ang equity ko sa developer after nun humihingi po sila ng new requirements for take-out process.. kaso wala ako maibigay kasi tapos n yung contract ko sa abroad at dito na ako sa pinas now,... ano po bang magandang gawin kasi sabi nila pending daw muna... yun process ng pag take ng bahay dahil wala ako maipakitang requirements. (job contract).. mga guys hope you can help me,.. thanks and Godbless

Im 23 y/o at meron po kaming 100sqm na lot na naapangalan sa nanay ko.
pinagiisipan ko po sya patayuan ng apartment 2 storey 8 x studio type apartments at 25sqm each and rent them for 3k a month

sabi nung kausap kong contractor 1.3k daw magagastos ko (with provisions for 3rd floor) dun ko na din kasi iniisip magtayo ng sarili kong bahay

ang questions ko po ay.

1. pasok po ba sa pagibig housing loan ung plano ko?
2. magkano po ba pwede ko mai-loan at ilang yrs and terms? 30K / mo po ang net ko.

gusto ko po kasi maginvest habang maaga
salamat po sa mga sasagot

Hello. Pls. help me. Talagang nag-register ako para sa PAG-IBIG

kaka-register ko lang sa Pag-ibig noong December 2012. This month, February 2013 ko balak magbayad ng contribution napang-24 mos. para kumuha ng HOUSING LOAN (self-employed o unemployed ata ang category ko). Ako ang pina-member kasi ako ang pinakabata.

May lupa na kami (394 square meters; binayaran namin ng mas mura sa value talaga niyan sa kaatid ng tatay ko) at bahay na lang ang kulang. tulong-tulong kami mag-pamilya for the loan. kulang lang kasi sa capital eh kaya kailangan mag-loan.

Gaano kaya katagal ang approval, miski minimum lan ang makuha kong loan at mahira magbayad nang may interes. Mas maganda kasi sa Pag-ibig kasi mas maliit ang interes kesa sa mga bangko at gobyerno pa ang nagpapatakbo.

desperado na kami magkabahay at more than 30 years na kami nag-rerenta dito sa isang residential/commercial house and lot.
