Mukhang mali ang strategy ng Pag-IBIG.. for bigger loans ay dapat much lower interest kesa sa small loans. For bigger loans tulad ng P1M to P2M, ay mataas sila kesa sa commercial bank. The lowest these days you can get is around 8.5% per annum pero sa PAG-iBIG ay nasa 11.5%. Member lang pwede humiram kaya ang ibig sabihin niyan ay pera mo ang inuutang mo! :rant:

OO nga.  Mas mababa pa sa ibang bangko.

Tanong lang, is it easier to get a pagibig loan compared when getting it from banks?

^Sa experience ko mas madali sa bank, una walang pila, pangalawa wala na seminar saka iba-iba ang information na binibigay ng mga empleyado sa pag-ibig  :rant:

Di naman Pag-ibig yan, Pag-sakal sa tao! Dapat ay mas madali sa kanila.. pero mas mahirap.. maraming hinahanap na wala! :rofl:

Mas madali nga sa bangko basta qualified ka. Saka totoo, most of the time mas mababa ang rate sa bangko kesa Pag-ibig. Napansin ko yun pagkatapos ko um-attend ng Pag-ibig housing loan seminar 11% yung offered nilang rate, nung dumaan ako ng BPI at nakachika yung kakilala kong bank manager, ang sa kanila daw 10.5%, tapos kung OFW ka pa pede pa raw pababain to 9.5% o 10%. So dahil nagbaba na ng rate ang Pag-ibig, baka nagbaba na rin ng rate ang mga bangko.

hi my first post here and just want to share.

i'm an ofw and my wife works at bpi.

Just availed yung package ng PAG-IBIG on our lot purchase. After comparing yung sa BPI against sa PAg-IBIG we found that mas ok sa PAG_IBIG.

- sa PAG-IBIG ay 25 years compared to 20 yrs sa BPI.
- WE got the full amount approved 100%, sa BPI ay lesser (85% ata) ng collateral.

just my 2 cents.

Whats your collateral for your PAG-IBIG loan? You got 100% of what? and 85% for BPI (based on your collateral). Did you use the same collateral. Yung lupa ba? :confused:

Bale yun collateral ay yung lot na na-purchase namin.

eto pala yun comparison (sorry mali yun info ko sa last post ko).

PAG-IBIG
100% loanable amt.
10.5% interest 1-5 years (afterwhich 2% re-pricing ceiling)
20 years

BPI
80% loanable amt.
5 years fixed interest 9.75%
6-15 years 10.99%
16-25 years 11.5%
OFW reate is 10years @ 10.99%

yung lot na purchase namin kasi ay sa kamag-anak ng misis ko and kaylangan na nila yung pera. Kaya ang pinili namin ay yung sa PAG-IBIG kasi kung sa bank ay kaylangan pa namin mag-produce ng another 20% to pay the lot seller.

Kaya ang yung ibang bayarin n lng yun problema namin
gaya ng
1. Capital Gains Tax - 6% ng lot value
2. Doc Stamp - 1.5% ng lot value

medyo mabigat din.

Siyanga pala sa PAg-Ibig syempre dapat member ka at may 24 months na contribution. Yun sa akin kasi on and off ang contribution ko kaya nag-dagdag ako ng contribution to qualify sa requirement.

Around 1-2 months (from the time of application) pede nang ma-release yung loan mo basta kumpleto requirements mo.

Nung umuwi ako last summer, umattend ako ng seminar nila kasi balak ko mag-loan para sa bahay na papagawa ko sana sa probinsiya. Ok naman yung seminar, very informative, pero turned off nga ako sa idea na never maa-adjust pababa ang interest rate ng loan mo. So kung naapprove loan mo, say, for 10 years at 11.5% (actual rate nung nag-seminar ako), kahit mag-revalue ang Pagibig at binaba to 10.5% (tulad nang nangyari ngayon), 11.5% pa rin for the next 10 years ang babayaran mo. Kainis yun, para kang nalugi. Kaya nde ko na lang tinuloy yung pag-loan sa Pagibig.

I'm new to this forum. I'm from Cebu. I just finished paying my loan and took out the title just yesterday.
I was paying 12% interest on my P229,500 loan availed 12.5 yrs ago.
Concerning the fixed interest rate, I think this is the best deal. You know exactly what you will
be paying. What if the interest rates goes up, you won't like it also. This is what the banks do. I've heard
that current bank rates are lower than Pag-ibig.

A good way to make payments light is to make lumps sum payments whenever you hve extra. The principal
debt will go down drastically, so on the succeeding payments a bigger chunk of the payment will go to
the principal debt rather than the interest. Note that the interest is based on the remaining balance.

Also, pay on time. Once in a while, Pag-ibig gives bonuses for on-time payment, which are direct deduction
to the principal debt.

Ang problema sa fixed rate ng Pag-ibig, pede lang itong tumaas, nde ito pedeng bumaba. Pag tumaas ang interest rate sa market, pedeng itaas din ng Pag-ibig ang loan borrowing rate. Pero pag umaayos ang ekonomya tulad ngayon at bumababa ang interest rate sa market, stuck ka sa kung ano ang agreed interest niyo. So kung nagbabayad ka ng 12% sa Pag-ibig tapos sa mga bangko e 11% na lang dahil ok ang ekonomya, lugi ka in a sense dahil ang laki ng binabayaran mo.

Pero tama, isa talagang paraan para mapababa ang binabayaran mo ay unahin mong tapusin ang pagbabayad ng principal. That way, bumababa ang babayaran mong interest.

So yung presyo ng lote ay binayaran ng PAG-IBIG at ito ang na loan ninyong amount? At walang down man lang? Strange lang para sa akin. What if may pre-arrangement ka with any lot owner at overpriced ang property at ito ang iloloan mo sa PAG-IBIG tapos kapag nakuha na ang pera ng lot owner ay abandon mo na rin ang loan mo? Tama ka Salingpusa. Pede sila malugi pag abandon payment pero hahatakin nila yung property at makikita mo na ito sa website nila na for sale under foreclosed properties o ung mga na-repossessed nila. Pero inaral nila ito ng mabuti and they have billions of peso to distribute sa mga loans. So far ang sabi ng staff nila ay ok naman daw ang repayments at konti lang ang nag-default.

grabe ang loan rates sa pinas :thumbsdow , compared to ours 1 to 3% lang without any collaterals pede ka na mag loan:think:
