Pag-Ibig cuts housing loan rates

FOR THE SECOND TIME THIS YEAR, THE Home Development Mutual Fund, popularly known as Pag-Ibig Fund, has cut the interest rates on its housing loan packages to as low as six percent to make them even more affordable to low-income members.

The rate reduction has been approved by the Pag-Ibig Fund board of trustees chaired by Vice President Noli de Castro.

“This is our early Christmas gift to the minimum wage earners and government workers,” De Castro said, adding that the new interest rates would have the biggest effect on housing loan packages valued up to P500,000.

De Castro, chair of the Housing and Urban Development Coordinating Council (HUDCC), said that loan packages up to P300,000 will now have an interest rate of 6 percent, down from 9 percent.

The interest rate for loans from P300,000 to P500,000 will also drop from 10 percent to 7 percent.

Loans from P500,000 to P1 million which previously carried an interest rate of 11 percent will now be at 10.5 percent while those over P1 million up to P2 million will have lower rates from 12 percent to 11.5 percent.

All housing loan packages will now have a maximum term of 30 years. Under the old guidelines, loans over P750,000 up to P2 million had a maximum payment period of only 20 years.

Wow ok 'to ah. Tamang-tama gusto ko pa namang mag-loan. Gaano ba katagal before ma-grant ang loan? Alam ko kasi pag may broker (yung mga agent na nagbebenta ng house/lot sa mga subdivisions) mas madaling ma-approve. Eh paano kung ako lang mismo.

^anna, diniscuss yung types of loans, requirements, processing time, fees, releasing of loans (staggered ba or one-time), mga buy-back policy, etc... according to them, madali lang daw maapprove yung sa mga residential house and lots na meron talagang developers esp. if may buy-back guarantee.

^Thanks p!nk. :) Ganon pala yon. Ayaw kasi naman sa may mga developers kasi ang lalayo. Usually sa Cavite, Bulacan, Laguna at Rizal ang location. Gusto kasi namin dito lang sa Metro Manila.

Around 1-2 months (from the time of application) pede nang ma-release yung loan mo basta kumpleto requirements mo.

Nung umuwi ako last summer, umattend ako ng seminar nila kasi balak ko mag-loan para sa bahay na papagawa ko sana sa probinsiya. Ok naman yung seminar, very informative, pero turned off nga ako sa idea na never maa-adjust pababa ang interest rate ng loan mo. So kung naapprove loan mo, say, for 10 years at 11.5% (actual rate nung nag-seminar ako), kahit mag-revalue ang Pagibig at binaba to 10.5% (tulad nang nangyari ngayon), 11.5% pa rin for the next 10 years ang babayaran mo. Kainis yun, para kang nalugi. Kaya nde ko na lang tinuloy yung pag-loan sa Pagibig.

^Ang tagal pala. So dapat kung maglo-loan ako, ngayon na kasi malamang next year pa ma-approve. Ang problema ko lang talaga wala pa kong mahanap na location.

Kung may developer nga yung location mo (ie., subdvision, etc.) mas madali makumpleto yung requirements kasi sa kanila na manggagaling yung documents na kailangan. Kung sarili mong lakad, baka tumagal yung process kasi ikaw mismo magaayos ng kung anu-anong dokumento tulad ng sa Meralco, sa tubig, blueprint ng bahay, etc. Ngayon pa lang anna alamin mo na yung mga kelangan para masimulan mo na yung process. Yung nabanggit ko nga pala 1-2 months from the time of application pero baka nga tumagal pa yung process kasi bago mo masubmit yung requirements ay mahaba-habang lakarin din.

Pero pabor naman sa iyo kung tumaas ang rate :)

FG, sa pagkakaintindi ko sa seminar you can pay in advance or pwede na yung sobra na ibabayad mo per month dun mo ibayad sa principal... yang 2nd option ang nirecommend sa friend ko pati na sa mama ko.

anna kung ayaw mo mag lakad nang mga documents, yun nga meralco, tubig, blue prints nang bahay mag budget ka mga 18K, wala ka nang gagawin mag hintay ka na lang.  eto kasi ginawa nang brother ko naghanap lang sya nang licensed engineer/architect na may office at don nya pinagawa.  included na dito design/layout nang bahay basta lahat na requirements sa pagpapatayo nang building gawa na nila tapos mga less than one month lang hintay mo kasi bilis nila gumawa.  prepare mo lang mga personal documents na kelangan like yung barangay clearance, tin parang eto lang ata.

@maaku, nung time na nagseminar kasi ako gumaganda na ekonomya natin kaya sigurado akong bababa talaga ang interest rate. saka in the long run, expected talaga na bumaba ang interest rate kasi una sobrang taas ng 11.5% rate natin, sa ibang bansa one digit lang ang loan interest rate saka kapag tumaas pa ang 11.5% interest rate, ibig sabihin nun wala na talagang pag-asa ang Pinas at baka ma-Argentina.

@p!nk, yes pwede nga yun, advisable talaga na kung may additional kang pambayad, bayaran mo agad yung principal para nde mag-balloon ang interest. Sobrang na-turn off lang ako sa taas ng housing loan interest rate, in around 10 years or so, mahigit doble na yung actual cost na nabayaran mo. Kung may pambayad ka, I suggest bayaran niyo na lang ng buo o kung kulang man, make sure na mabayaran mo agad yung principal para nde lumalaki nang lumalaki ang interest.

^yep. that's what we're gonna do. yan rin kasi gagawin ng friend ko na nag-avail rin ng housing loan. actually, yung mom ko ang may inassume na property pero sa national homes. problem lang eh sa name ko inilagay and they need proof that i am eligible na kumuha ng housing loan in either pag-ibig or sss and required daw na mag-attend ng seminar. di naman ako ang magbabayad but i'll contribute na rin para mapadali yung pagbayad sa loan.

Anong araw at time po yung seminar para sa housing loan? Gaano katagal? Balak ko sanang pumunta bukas. Pwede bang mag-loan kahit di sa akin nakapangalan yung lupa na papatayuan ng bahay?
