If you guys have share me some news and links to some news regarding complaints about SMDC
Kasi I keep on hearing good news about the good guys like no.1 condo seller sila, etc
but are the good guys really that good?

i think meron sila kaso sa mezza 1 building nila. try googling it.

smdc has been very aggressive sa marketing nila this past few years.

AT first, mejo off ung pagdating sa customer service nila. Hindi nila masagot mga inquiries ng mga unit owners and ung mga nagtatanong lang about sa mga developments. No offense din sa mga sales agents, kasi ang dami nagbibigay ng maling info regarding sa mga projects. Siguro nabigla sila sa biglang dami ng mga projects but recently naging ok naman service nila. Unti unti nila na address ung mga issues. Ung main office nila sa MOA, ang laki laki and dami mag attend sa mga querries mo. Project wise, magaganda naman ung kinalabasan ng mga projects. Although at first mukang congested, pero sa laki naman ng alloted na open spaces, ok na din at masarap magliwaliw. Parang resort and country club ang kinalabasan ng mga amenities. Try to visit projects nila like ung sa Grass residences located behind SM North Annex, composed of 3 towers, ung Tower 3 (2nd tower to be turned over), malapit na iturn over. Dun mo talaga ma appreciate ung quality ng development kung at par ba dun sa ina advertise nila. and location wise, top notch ang SM. Personally, at first mukang overpriced ang mga units nila pero if you analyze the pros and cons, in my opinion, they are very competitive.

Para sakin malaking turn-off yung website nila (http://smdc.com/). Confusing to navigate and almost no information on their condo projects. Basic things like diagrams of unit floor plans, payment schemes, search functions. Compare it to Ayala Land (http://ayalaland.com.ph/) which, although too cluttered for my taste, at least has some REAL INFORMATION and actual photos of the properties, not just Photoshopped images. Also, you can search for properties based on your preferred location and your budget.

I'm considering moving into a condo in a couple of years. I'm still seriously considering SMDC developments because of their good locations, pero medyo red flag talaga sa akin na sobrang kulang sa info ang kanilang official website.

I lived in an SMDC condo, yun nga lang one of the first condos na ginawa nila.

Pros:
convenient nga aman ang mga locations ng condos

Yung ameneties ok naman. para ngang resort/country club

Security is ok. parating may guards. Although nakapasok ako ng basta basta (bago ako naging tenant) hanggang clubhouse. kung makapal mukha ko, baka nakap swimming pa ko sa pool. pero di naman ako makakapasok sa mga units. kasi harang agad sa reception (lady guards) tapos sa parking/basement naman may security guard.

Cons:

pina-pa arkila sa outsiders yung clubhouse. So usually ang ingay. minsan may nagkakantaha ng malakas gabing gabi na. pag nag reklamo ka sa admin parang wala silang magawa. pinerahan na mga unit owners sa pag benta ng units, perwisho pa pag weekend.

low-quality yung materials. yung faucet ng sink, wala pang six months nagka leak na. Yung paint, natutuklap din agad kaka repaint lang bago kami nag move in. In fairness, sinabitan kasi namin ng adhesive hook. pero nun lang ako nakakita ng pintura ng na parang plastic. lumundo/bumagsak, tapos na punit.

sobrang daming langgam. may ipis din, pero konti lang. sa mga madilim, mahalamang area, puro lamok. in fairness nag pe-pest control naman sila. mga once a month din yata. pero bale wala. yung mga langam, dun mismo sa loob ng walls at door frames nakatira. kung may makita kang awang or butas, kahit gano kaliit, yun na yun. daanan na yu ng mga langgam. (Although, baka ganito rin sa ibang condo, di ko sure)

My concern with SMDC is their client servicing and responding to questions -- you have to text or email a 'good guy' 3 times for you to get an answer like 'we will check on that one' or 'will inform you about that later', etc.... the harder it is to communicate with them if you represent a buyer coming from other countries... I was about to advise other 'future' buyers now (if someone will ask me) to think many times before buying into SMDC projects...

accdg to sched turnover start after 3years, so 2016.
