Condo resale expectations ? ? ?

When buying a persale condo unit with the expectations to sell before completion what are expectations on profit ?

Do you look at a percentage of the money down ( in my case 10 percent down, 20 percent over 24 months ) or do you look at the amount of the 100 percent of the value of the condo's worth per square meter ?

Or I look at what profit or income I would make over a period of time and base my selling price on that ?

I think valuing the condo per square meter is more quantifiable for buyers, making them agree for a buy, over pricing from projecting a profit or income for a certain period of time. Something like ((DP + other cost + Condo price) / total square meter) + increment = price per square meter. Price per square meter x total square meter = condo selling price.

When buying a persale condo unit with the expectations to sell before completion what are expectations on profit ?
i think it largely depends on market demand at that time & market price appreciation of your condo & condos/properties in the vicinity

If your aiming for a higher class bracket, I think price/sqm won't suffice. You might want to consider ammenities, exclusivity and management. These things contribute largely to the appreciation of the property. All this after you chose a good location.

if you plan to buy a pre-sell condo unit and plan to sell at about completion time
you can expect to sell your unit at existing prices (at the time you are trying to sell) for the other similar units, provided there is a demand for your unit type and the condo development as a whole

2-4% per quarter increase in price very conservatively speaking... well, im talking about Century Properties where most of our new projects are in Makati CBD... I heard that trump tower increased by more than 50% in one year. Well i wasn't working for them then. As always when it comes to real estate: location, location, location. do your research.

at the end of the day, its price is what your buyer is willing to pay for it and the price where you are willing to let go of it.

fyi, trump towers has not even been on the market for one year
it launched in september 2011

i believe it's been renamed to one central after
megaworld was threatened with a lawsuit for using the trump name
