You can be a part-time/full-time licensed agent but under a licensed broker.
I think you can only have 1 broker so choose an honest broker who will give you your commission on the sale, you get as much as 1%-4%. Broker/Agency retains the remaining commission percentage of 1-3%, it depends.
If you will be full-time working in a Real Estate Developer company, you can only sell their projects.
If you are under an independent broker/agency, you can sell any property (bank foreclosures, developer projects, direct sellers, etc) They said 1 broker can have a maximum of 20 agents/salespersons.
BTW, I am a licensed real estate broker, also. =)
