Condo By Manila Bay/MOA or Makati?

Hey guys! I'm a Fil-Am, thinking of buying a condo sometime in Manila for investment purposes. Long-term, is it better to buy one by Manila Bay/MOA area or in Makati? Thanks in advance!!! :)

If you are planning to rent it then my vote goes to Makati. Most companies are in makati so it will be a lot easier to find tenants there.

In the long run I'd be looking for units either in Taguig or the ones by the bay. I'm seeing a lot of developments near the seaside here in Manila rather than Makati. I'd like to hear the opinions of others.

For end-use I will probably buy condos along the roxas blvd with sea facing view (Grand Riviera Suites by Moldex is my top choice). But if my purpose is to rent out, I'll choose Makati for the reason I stated before. For Taguig area, I guess it is for end use also. The condos inside the fort are expensive (or it is just an impression) only few pinoy can really afford to rent it and I don't think the number of expats are that large. Btw, I think the condos in the Pioneer area are better investment than in Taguig area. These are just my opinion.

I would prefer Makati over Manila Bay/MOA since it appears like the center of every place here in NCR. Another location will in Global City, Taguig. The place is exceptional and accessible as well.

If I have the capacity to invest, I'd prefer to buy the preselling units within/near Fort Bonifacio now. There are lot of developments ongoing so expected na mag aappreciate agad ang value ng property mo. Also, hindi rin bahain. Just the other day, baha na ang Roxas Blvd./Manila, malinis pa ang mga kalye ng Ft. Bonifacio.

It's almost in the middle of everything: parks, supermarkets, airport, Makati, Ortigas, Pasig, Taguig

Hi! you might want to check Century City in Makati. Depending on your budget, they have luxurious condos like Trump Tower Manila, guided by Trump's international standards.
There's also Milano, Interior designed by Versace Home
Acqua, interior designed by MISSIONIHOME, there are units with private gardens(located a bridge away from makati)
Azure, with man-made beach designed by Paris Hilton(This one is located in Paranaque)

SM By the bay condos also show great potential. With the current development that is happening in the Bay City, it's also a good investment because by the time the SM MOA Complex is already fully developed, plus the ongoing Pagcor Entertainment City that is rising (Universal Studio Philippines, Casinos, Pagcor Tower, Race track etc.) prices of condos here will surely increase.

Currently there are different developer building condos in this area, there are SMDC, Anchorland, Federland etc. The one that is nearest to the SM MOA Complex is ofcourse SMDC condos. They offer friendly payment terms and the amenities are really big (almost a hectare), it's like owning your very own "staycation" (staying on your vacation house).

Since you mentioned long-term, I'd like to suggest a condo along Manila Bay or MOA. Read the news, and you'll see a lot of big developments coming to areas like Manila Bay(baywalk) and MOA. Invest now while the prices are still lower.

If renting to students is one of your options, try a condo along Taft Avenue(university belt). Thanks.
