Good day!

Tanong lang ilang percent kaya ang difference sa cost kung magpapagawa ka ng same total floor area na 100sqm na bungalow at 2 storey?

Alam ko mas mahal ang 2 storey pero ilang percent ang addtional? rough estimate lang.

House construction is generally estimated by floor area.

Bungalow 100 sq.m. floor area about 15k/sq.m. (class B) total 1.5million

2-storey house 100 sq.m. floor area about 15k/sq.m. (class B) total 1.5million

the cost of the house depends more on the quality of materials and workmanship.

So if your bungalow house is class B and your 2-storey house is class A even if the floor area are both the same, the cost will be higher for 2-storey house.

Sir cguro class A mga 3.6m, class B mga 3.1m at class C mga 2.7m

Ako ksi nagdagdag din ako ng additional 3 units last december low cost lang, inabot lng ng 12k per sqm.

hi guys, what do you think of a loft type house? is a full 2 storey house better?

How much would it cost to build a loft type house, 50sqm on the ground floor with a 20 to 30 sqm loft? maybe class B or moderate finish.

is it true kung meron kang 100 sqm and meron kang 2nd floor and pagdating sa computation sa amilyar ung floor size ng ground + ung floor size 2nd floor (sabihin nating 100 sqm din.. so 200 sqm???) ganyan ba nila i compute ito?
base daw ito kung concrete ang ginamit for slab... eh kung kahoy daw d na isasama sa computation..
kasama din ba sa plan ito pag mag papatayo ka ng bahay... cnasabi ba ng architect or kung cno man ang mag design ng plan ng bahay mo..

karaniwan hindi alam ng architect or engineer ang local government taxes on property kaya hindi nila sinasabi sa owner. ang suggestion ko, wag mo i-compromise ang design at needs mo bilang owner dahil lang sa local property tax. Nakatipid ka nga ng konti pero hindi ka naman masaya sa bahay na tinitirhan mo.

ang mas magandang diskarte, humanap ka ng lugar na mababa ang local property taxes at doon ka magtayo ng bahay. nakatipid ka na sa taxes, nasunod pa ang gusto mong bahay na itayo.

Totoo po iyan, dipende po kasi sa sipag ng mga municipal engineers or the one who assess the tax value of the house/building. Yung iba nga po hindi nagbabayad ng house tax kasi di naman sila obligado dahil walang silang assessment galing sa munisipyo.

so, mas mura pala kung magpagawa na lang ng house kaysa bumili ng mga yari ng H&L? tumingin kasi ako sa myproperty.ph recently at naduling ako sa dami ng zeros sa kanilang mga selling price for that^ same size na 100sqm... lalo naman kung located sa mga high-end na villages like alabang or BGC...

yung computation kasi ni bauer is purely house construction lang, check nyo baka sa H&L kasama lot. deduct the lot price first to come up with price per sq. meter area of house.

...but definitely mahal talaga yung presyo ng mga constructor/developer.

I agree sir. It is better to purchase a lot and plan your own house with the help of a professional engineer or architect than buy a house and lot from land developers.

pwede pa estimate naman plano ko magpatayo ng Studio unit apartment nsaa baba ang specification.
300 sqm lot area

first floor 10 studio unit with Toilet and built in cabinet and Kitchen 300 sqm
second floor 10 studio unit with Toilet and built in cabinet and kithen 300 sqm
Third floor 10 studio unit with toilet and built in cabinet and kithen 300 sqm.
