ang pinaka una nyo pong gawin ay maghanap ng architect or engineer para ma discuss sa kanila kung anong klaseng bahay ang kailangan nyo. depende sa type and location ma-estimate nila kung magkano ang magagastos.

hehehe..kasi sir u r asking for a professional service kaya they tend to ask for a fee mandated by philippine constitution.

If you're lacking the necessary knowledge in the process of building your own house, then look for a good contractor that could assist you in building your home.

Depende sa finishing na gusto mo. mas maganda ang finish mas mahal. kumuha ka ng quote from at least 3 contractors para magkaroon ka ng idea.

It really depends on what you want. Tip: Set a budget and stick to it.  It is safe to assume that contractors will want to earn as much as they can.  So be wary.  They know that once you have started construction, you can't back out anymore.   Check out known contractors.  Nagmamamahal dahil sa finishing.  a 40 sqm single story can be as low
as P 500,000.  Get a contractor and pay someone you trust to supervise.  Stay in the construction area.  Go around. You're own project manager.  Good luck!

Canvass, talk to as many architects as possible...to get a better idea of how things are priced.

Correct ! get some quotes from 3 contactors...nonetheless, they will still take advantage of you...so be careful.

Be sure you are at the premises para makita mo ang mga materyales..mas maganda pa rin na ikaw ang mamili ng materyales, sila lang ang mag-supervise.

Go with quality not quantity..you want something to last a lifetime..more practical than for aesthetic purposes..

It would appear that there is a popular perception that contractors are expensive, corrupt and would readily exploit a client. I believe, there are also contractors that practice their trade in the same way other professionals perform theirs.

Like other professionals, contractor's invested time and money to learn and be good at what they do. A good contractor would know how to build houses that would withstand earthquakes, choose materials and construction methodology that would be economical and make the building last.

There are houses that shows cracks on walls after a few months because they were built on weak foundations. There are also paints that peels off easily because somebody specified the wrong type of paint and putty. An experienced contractor can advise homeowners how these can be avoided. A DIY may not know it all.

SPECTRUM OF ARCHITECT' SERIVES..mababasa mo un sa UAP DOCUMENT. You can get a copy sa scout rallos, sa headquarters ng mga architect, mura lang namn ung libro if you really want to know the basic fee pag magpapatayo k ng bahay.

Of course, that would be an advantage kasi he/she knows  more about the project.

Anyway, mas maganda project supervision na lang ang services niya (e.g. ikaw ang bibili at mag kontrol ng materyales, ang labor naman ay kontrolado ng isang foreman).

May i suggest that you find somebody who has additional knowledge on being green? Think natural ventilation, natural light, the use of brown water, raincatchers, dirty kitchen with methane gas from your own toilets, etc.
