I beg to disagree that DMCI's problem is only admin side.  I am a property owner and I can tell first-hand my experience and experiences of people I know who bought a DMCI project.

We bought our DMCI condo unit in Taguig year 2006 thru bank loan. We moved in 2008. Matatapos na bayaran sa bank this year 2012. Ang problem, tuwing malakas buhos ng ulan meron water leaks sa ceiling ng mga bedrooms. So reklamo kami sa structural flaws as early as 2008. 2012 na ngayon. Wala pa din...hay. Tag ulan na naman. Lahat ng 4th floor unit na kahilera namin ganito unit problem.

Yun parking slot naman namin na binili paid in-house with contracted size of 12.5sqm. Ang actual size pagkatapos hati hatiin yun street parking 8.69sqm lang. Ang kitid. Ang hirap mag bukas nag pinto ng oto pag nakapark na. Nagkakatamaan kami ng mga katabing oto sa street parking. Gusto namin mag upgrade ng oto from sedan to bigger vehicle pero di magawa sa sikit. Until now hindi pa narerectify yun sizing kahit puro reklamo na kami and I think malabo na gawin nila. At syempre they are charging parking association dues based on 12.5sqm which we refuse to pay. Bwisit!

And I have a couple of friends na nag purchase parking or unit.  After paying DP nalaman nila nabenta sa iba.  Tapos hindi pa nila narerefund yun nabayad nila.  

Buying from DMCI is the biggest regret of my life!

Google DMCI reviews or feedback and you will hear it first-hand from unit owners.


Which specific DMCI project?
Is this problem across all the DMCI projects?
Is this a problem of a specific DMCI condo corp or the whole of DMCI?

They (DMCI) always says that the best DMCI project is their upcoming ones since they already know the flaws and mistakes on the previous projects... I dunno if this is true

Pls advise us so we can advise would be buyers about this

I currently live in a DMCI condo. So far wala pa naman major complaints. Pissed off lang one time na umuwi ako tapos may naka-park sa parking slot ko..Yung laundry cage naman may naglagay ng gamit tapos pinad-lock pa.. in all this, mabilis naman PMO to resolve the issues... ang complaints ko more sa mga neighbors :D

if the complaints of unit owners is still unresolved or they have no inkling to try to solve it then you must file a complaint to HLURB. check your contract of sale again especially on the parking lot. you can file for rescission of contract and for damages if the terms and conditions of the contract was not followed.

Is it correct to say that majority of the board of directors of the condo corp within 5 years after turn-over of units have a majority seat, say 3 out of 5 seats? if correct, it would be (I think) difficult to refer structural or workmanship concerns of units... if not, then maybe the board can do something in those types of problems...

i have no idea on this one.  to my knowledge DMCI is still handling property management of the project where we live.  in fact, lahat ata ng projects nila sila pa din nagpapatakbo. nevertheless, i have exhausted all types of complaints to relay our problems sa kanila.  via email, phone, thru PMO, personal appearance sa Head Office nila. more than 3 years na kami paulit ulit wala pa din.

naisip ko tuloy para kang nagrussian roulette sa DMCI sa pag invest ng pera mo.  pag hindi ka naputukan ng flawed product/service panalo. pag minalas ka tulad namin..goodbye 2 or 3 million :(

Project is  Rosewood Pointe.  But if you will google DMCI complaints you will find out na mas terible problem sa mga bagong projects since people there are learning new ways on how to repel existing customers and trick the new ones. They are victimizing OFWs or naive first-time property owner by offering units to multiple owners.  Paano nangyayari yun if there is no corrupted people inside DMCI. Saka kung alam na pala nila mga flaws nun project bakit hindi nila ayusin instead?

Pag wala ka naging problem sa DMCI ok naman DAW.   Pag minalas ka sa broker o sa nabili mong unit, well you lost.  Sa bldg namin lahat kami same row of units may recurring water leaks.  Karamihan nagsawa na magcomplain kasi ubos oras mo kakapunta sa PMO or HO.

I am studying to file complaint sa HLURB na hindi masasayang effort ko. I've been hearing kasi that DMCI is used to dealing w/ government agencies (being a govt contractor), thus, they know how to go about HLURB complaints.  Can somebody enlighten me on this? Meron na ba nanalo against DMCI sa HLURB complains?

i can definitely state for myself (and myself only) that :

if i have to purchase a place to live for me or my family....it definitely would not be in a condo

if i have a few idle million bucks that i can invest, i definitely would not invest in a condo (especially now)

just my two cents...

and i will not elaborate on it anymore :hihi:

I think I have an idea of what you mean.  I have long lost relatives na nakausap ko lately.  Sub-contractors sila ng mga condo developers sa pinas.  Nalaman ko nga na in many cases nagsusuffer ang workmanship due to bad dealings with the developer (kakatakot).  At ganun nga nangyari sa subcontractor ng bldg namin with DMCI.  To make things worst, terible ang post-sales support din ng DMCI.  I have relatives din naman na nakatira sa ibang condo w/ some problem.  At least the customer support is good.

Yun problem sa unit namin madali lang naman maayos.  After more than 3 years of living there I have an idea na how to rectify the problem.  Ang problema, mahirap pilitin ang ayaw kumilos.

My next investment would definitely not be a condo again :(

DMCI is a general contractor so hopefully malinis ang gawa ng structure ng DMCI homes.

@SAGAD, pwede magpaelaborate, di ka naman siguro mabibisto sa tanong ko..

Are your developer clients well known developers, ala-DMCI??

And is the reason your not keen in condos (specially now), is it a safety issue? like poorly constructed structure?? or more of workmanship like @ravv's complaints?

Will understand if you don't want to comment.

I am a future DMCI condo owner and i'm excited sa unit ko - 1.5 years away from turnover.

I don't know, but so far ok naman experience ko with DMCI.  I have noted the complaints above but if you actually go sa skyscrapercity.com, you'll read far far more horrible stories with other developers (SMDC, Empire East, Century Properties, etc.).

For me, based on their past projects, ok sila. Ironically, pero i ended up buying a DMCI condo is because of Rosewood Pointe (which is the project that was pointed out above).  I visited a friend there, and pagkapasok ko palang, i fell in love agad sa place - very resort feel ang dating, i felt like i was outside Manila.  Gusto ko yung ganong development na para kang nakatira sa isang resort.  My friend who has been living there is very much happy naman - ang main issue lang niya is the parking kasi pahirapan sa paghanap ng slot.  The next day, i quickly asked my agent to find me another DMCI development for me and the rest is history. =D

Normal lang yung mga negative comments sa mga developers. Para sa akin the best pa ring developer and DMCI.

one of my client is from dmci, nadisappoint sya ksi gusto nyang magupgrade ng unit, since na di pa naman naturn over ung unit plan nyang lumipat sa mas malaking unit, but as per my client sinabi daw ng dmci sa knya na mafoforfeit ang 50% ng kanyng binayad, she's under down payment stage palang daw...so very sad sya, in my company, if upgrading no penalties or no cost of charge, but if downgrading dun lng po may mga charges....
