Actually, the per sq. meter basis computation is just used to come out with a rough estimate on certain house or building construction. Those well-experienced contractors are good in that. The best way is still to have a complete set of plans and have a detailed estimate both in materials and labor to come up with a near perfect cost of construction. There are many factors to consider to come up with a working estimate... e.g. materials especifications, finishes, location, etc. My advice is to list down your requirements and then sit down with your architect.

Tama po. Sa totoo lang hndi lang naman yan ang basis of computation for us to come up with a certain cost. mas madalas or should i say kadalasan ginagamit yan ng mga contractor as a rule of thumb para magkaroon kaagad ng idea ang magpapagawa ng bahay kung magkano ang gagastusin nya.

Ang isang idea pa po eh yung bill of materials..kadalasan hndi magamit yun kasi una hndi mo namn makukwenta ang mga materyales kung walang plano ng bahay, tama po ba? now para magkaron ng plano ng bahay ung may-ari kelangan muna nya magbayad ng "design fee" sa designer as a renumeration sa professional services nya. yUN po kadalasan ang inaayawan ng mga nagpapagawa ng bahay kasi ayw muna nila magbyad sa simula.

Medyo malabo kasi sir ung informations ng tanong mo eh..una, san ba locationsquare meters b nung lupa, then ano ba ung topographical condition nya? i mean malalim b ung tatambakan? kaya po kasi pag me cliyente ako hinihingi ko lahat ng detalye para mapag-usapan paano maitatayo ang bahay sa hndi kamahalang halaga with good stength quality ang aesthetic values.
