Titles and taxes are my most priority when buying real estate. Make sure it's taken cared of.

When buying real estate I tell clients that quantity maybe something you can count, but quality is something you can count on. Price is different from value. Get the best out of your money by not focusing on price alone.

can anybody info me on the following concern about buying a condo in the philippines:
1. what is the standard association dues
2. what is the lifespan of a condominium, ie, how long before it has to be demolished and replaced. when demolished/replaced, what happens to "ownership"; should one start all over again?
3. what laws protect unit owners from integrity of constructions, ie. does the builder guarantees its buildings at all
any input is appreciated.

technically speaking, it is seldom reported that buildings are due for demolition or replacement.  Based on law, the city or municipal building official will declare if the building is condemned.  If it is issued by the local government, there is no compensation for the building owner.

the property's location must be too hot for developers to be attracted to replace it with a better one. Normally the developer will demolish the old building but the various unit owners shall be compensated accordingly before a new building will be constructed.  Once built, it will be quite expensive so that the developer can recover their expenses.

any input is appreciated.

the structural engineer hired by the developer is the direct issuer of the guarantee.  The license of the engineer will be 'on the line' in case there will be defects in its structural integrity.  In other cases, the designer is not the guarantor but the General Contractor of the building.

the 'brand name and image' of the developer will be 'on the line' also in case there is any problem on the building's structural integrity.

We recently bought a unit in Doña Soledad Parañaque - SMDC Chateau Elysee because of a 40% sale on the property.. any ideas if this is a good location and do I have a market for tenants? tia!

If it so happen that you do that for business that would be to risky.. Anyway find some ways on how you can put more value on that property..

Kasi,sir kakilala namin yung broker tapos 60 units lang available na may 40% discount. kumuha kami isa - yung 1.5m bale arounf 900k na lang for 1BR. Ayun, naiisip ko is sana maparent namin para hindi ako ang nagbabayad ng amortization per month.

One of the children po actually ang gusto magbenta ng property pero nag-agree naman si mrs. smith and the other siblings.

1. Pede po ba ibenta ni mrs. smith ng wala ng kelangan pang additional process?
2. Magkano po ang standard reservation fee? (% of selling price or depende sa paguusap?)
3. Anu po ang mga legal documents kelangan iprepare before magbayad ng reservation fee, DP or full payment?
4. On average, gaano po katagal bago maitransfer ang title sa buyer?

i don't have an expert advice but you may consider this:
1. find out if estate taxes has been levied and paid for.
2. try to avoid giving reservation fees. chances are, if they require reservation fees, you may not be the only one required which complicates the process.
3. seek advice of register of deeds personnel if you can skip title transfer directly to you instead of transferring it first in the name of mrs. smith and children, named individually. this way, you know for sure who the legal siblings are.
4. if skip transfer is allowed by register of deeds, this is the time to give some downpayment to the "owners" (mrs smith and children).
5. get the services of an attorney to formulate a document of sale, stating among others, that the estate sale guaranteed to be free from any liens whatsoever; estate taxes are paid satisfactorily with BIR; that signatories are the legal heirs and owners of that property; and that they will warrant and defend your ownership against future claims.

kailangan muna ng extra judicial settlement among the heirs.

delikado ang buyer sa taxes kapag hindi naayos ang papeles ng owners.
