Bank for housing loan
« on: Feb 05, 2009, 12:12 PM »
Guys, saang bank maayos mangutang for housing loan?

Ang criteria ng "maayos" ay lowest interest rate or reasonable interest rate.

go to psbank's website. mababa housing loan rate nila compared sa bpi, bdo, and chinabank.
basta hanap ka ng magandang rate and go to your preferred bank kasi tatapatan nila yun.

or try mo sa pag-ibig kasi nagbaba na naman sila ng interest rates

Mababa ang ang interst for house loans these days. But normally 5.25%, 5.5 or 6% is only fixed for one year.  Depending on how long you intend to pay for your loan, i think you should haggle for a 3 year or 5 year fixed loan with a good interest rate.  Normally its easier to haggle for a better rate if you apply from banks where you have existing account/s.

Take advantage also of your loan anniversary date. Sa RCBC, medyo mataas rate nila, but during the anniversary date, you can put in a lump sum amount that will go directly as principal payment. Check with other banks if they have this offer.

Yung kakilala kong Real Estate Agent, they always suggest go for fixed interest rate. Better to ask these questions doon sa bank so you can decide what will fit into your plans.

Be careful with HSBC's 5.25% interest rate.
Yun ang binigay saking basis for sample computation, nung actual contract na 7.5% na.
Hindi daw umabot ng end of month. Mukhang promo lang yun 5.25%, I'm not sure.

the technique is, inquire w/ diff banks, then the managers will lower their interest if u tell them the other banks offer lower. so far mga 5-6% interest, good for the 1st year only, if fixed for 3-5-10years, 7.5-10% ang rate ng leading commercial banks.

Axis bank is not based in the Philippines but in India.
Tips for housing loan thru bank.
You must have a good credit score standing in the bank so that they can give you the best rate.
Also, the shorter the term, the lower the interest.
It is also a plus factor if someone from the CLG division of the bank especially the manager knew you.
