Mga friends dito sa PMT my experience na ba kayo sa pagkuha ng "SANLANG TIRA" na mga bahay?

In view of the recent bank closures, medyo natatakot na kasi ako maginvest sa ibang banks baka in the near future maging isa na rin ako sa biktima. Kakalungkot kasi isipin na mawawala lang ang pera na pinagbuhusan ng sariling dugo at pawis para lang mabigyan ng magandang buhay ang pamilya.

Gusto ko sana humingi ng payo sa inyo guys kung ok ba ang ganitong business scheme kukuha ako ng mga sanlang tirang bahay tapos papaupahan ko.

What are the basic principles to succeed in this kind of business strategy?

  • Opinion ko is at least dapat merong kayong Deed of Mortgage, plus promissory note, tapos annotated yung titulo nung isa-sanla-tira sa registry of deeds. Otherwise, wala kang habol pag sira ulo yung nag sanla sayo at palabasin na squatter ka or yung tenants na patitirahin mo dun.

    Yung iba kasing mga nakita ko nang contrata para sa sanla-tira eh hand-written document lang na parang promissory na rin, pero isip ko dapat mas legal and binding na document like deed of mortgage na duly recorded sa RD.

    Dati nagbalak na kami pumasok sa ganito pero medyo natakot kami dahil madalas sa tondo(no offense sa taga dun... hehe) yung sina-sanla.

  • ^Thank you very much for that very informative advice.

    Paano naman kung yung isasanla na house ay di pa titled kasi in our area there are lots of untitled properties puro rights lang po.

    Is there a way to verify if the property is not yet mortgaged to any banks.

  • I'm doing it. So far, I've encountered no serious problem. Hindi pa ako ganun kahasa sa legal aspects ng ganitong business, but while studying it, I'm already doing it. Gumawa kami ng kasunduan at pina-witness namin sa barangay. Sa ngayon, may 2 families na na nagti-tenant sa property. I'll get another by May.

    sanlang tira yata is ung isasanla sa iyo tapos hanggang hindi nababayaran ay puwede mo tirhan ung bahay until na mabayaran, in this case pauupahan nila ung bahay.

  • Thanks dreamwalker. Hmmm, in that case, dapat siguro tingnan muna yung laws related sa rentals. Saka at any rate, be sure to have everything in a contract since ito ang unang hahanapin kung magka problema.

  • We have recently engaged in this kind of bussiness and it seems profitable. The risk is there, but this can be avoided by carefully selecting the property.

  • sanlang tira yata is ung isasanla sa iyo tapos hanggang hindi nababayaran ay puwede mo tirhan ung bahay until na mabayaran, in this case pauupahan nila ung bahay.
    may sanlang tira akong property... usually may contract para magpapatunay na ikaw ang nagbayad ng amount of money and titirahan mo ang property as interest ng invested money mo. then after the duration ng contract, either ibabalik sa iyo ang principal amount or extend the contract.

  • wow.. thank you dito sa post na to.. ipapa-sanla tira ko kasi ung bahay namin sa bagong ilog pasig for 7 years.. income generating na sya kasi nagpa-paroom for rent kami dun kasi un ang marami sa area na yun.. but due to emergency we need lumpsum amount of 400k and ipapasanla tira namin ng 7yrs or exactly 84months.. 8k na ung income ng bahay monthly and pwede pa sya lagyan pa ng 2 room na tig 2k or 1 bedroom na pwede lagyan ng 3 to 4 na doubledeck para bedspace na 1k a month.. ung lupa po was owned by PNR and we bought from them already. ano po kaya mga papeles pwede namin i ready para sa pag-lo-loanan namin? is a notarized contract okey? or maganda ren idea yung sa baranggay.. thank you sa mga mag re-reply.
